Responsible for providing preventative maintenance and corrective repairs to building mechanical and electrical systems. Performs various tasks for the company including repairing and maintaining facilities and equipment to ensure a safe, comfortable work environment. This individual is also responsible for tasks related to the safety and environmental activities, building security, and work required for state and local regulations for all aspects of building maintenance.
1.Repair and maintain facilities and equipment to ensure a safe, comfortable working environment. Responsible for completed PM's for preventative maintenance on equipment, and buildings/grounds. Includes corrective repairs and improvements not under contract to an outside vendor. Also, includes PM's tied to certified inspections per state and local regulations.
2.Responsible for coordinating outside contractors and building maintenance service providers that are under contracts. Actively participates to ensure that work is performed to meet the intent of the service level contract and in accordance with company, safety, and state regulations. This includes HVAC, janitorial, lawn care, etc.
3.Responsible for individual work environment requests that include HVAC, lighting, or small office moves and configuration projects. This consists of dismantling, transporting and installing office furniture and partitions.
4.Active resource for the safety committee. Responsible for performing daily routine safety inspections of the Muscatine Facilities. Responsible for reporting and correcting any safety problems. Responsible for knowledge of emergency evacuation procedures for buildings and reacting to emergency situations. Actively participates in Business Continuity Planning (BCP) and responsible for all MRO's (Maintenance Repair Operations).
5.Responsible for energy conservation and environmental awareness of the facilities. Responsible for preventative actions, reporting, and correcting noncompliant situations related to BCS' environmental policies.
6.Operate and maintain computer-based facilities systems, including facility access and security; maintenance; such as HVAC and space management.
7.Responsible to research and write Funds Request (FR) for capital projects. Responsible to manage the implementation of projects up to $25,000
8.On-line data entry of purchase requisitions in BCS purchasing system will be required. Responsible for issuing requisitions for new parts and supplies for all MRO's (Maintenance Repair Operations).
9.Responsible for documentation and keeping up to date and accurate records related to the maintenance of the facility as required by company, state, and federal law.
10. Continued improvement of skills and attendance at technical training classes and seminars is required to maintain the position.
11. Responsible for taking a leadership role with the Facilities Services Coordinator to accomplish building Facility activities. Includes janitorial supplies, paper products, and lunchroom supplies.
12. Participates in the review and selection of contract negotiations for third party service contracts.
1.High School Graduate
2.Five to seven years of relevant work experience
3.A 2wo-year Associate Degree in mechanical or electrical maintenance, HVAC or facilities maintenance preferred; Or, demonstrated commitment towards obtaining this degree required.
4.Must be able to demonstrate a wide range of electrical and mechanical knowledge.
5.Must be able to safely and efficiently operate a variety of powered hand tools and shop equipment. Operation of welding and cutting equipment desirable.
6.Understanding of 3-phase power distribution, hydraulics and pneumatics systems, HVAC systems, and control systems is desirable.
7.Must learn to demonstrate the use of electrical diagnostic equipment including analog or digital multi-meter.
8.Experienced with PC's and various windows-based software programs.
