Under general supervision, this position is responsible for performing a variety of skilled and semi-skilled tasks in the maintenance, repair, and operation of the Town's buildings.

  • Maintains the Town's buildings to keep them in prime condition.

  • Performs ongoing preventative and repair response work orders on facility mechanical, electrical, plumbing, installed systems, equipment, and other components.

  • Assists in cleaning and sanitizing buildings and maintains mechanical systems and other operations as required.

  • Provides general interior maintenance; hangs pictures, installs keyboard trays, repairs office furniture systems, repairs doors; moves office furniture, machinery, equipment, and other items as needed.

  • Assists the Operations Team in the maintenance and repair of buildings and equipment as directed.

  • Provides technical information to the Facilities Crew Leader, Facilities Supervisor, and Deputy Director of Operations regarding the care and maintenance of present facilities.

  • Establishes uniformity in the interpretation and application of operational values, policies, and procedures; holds contractors accountable for their performance in the work unit and for the quality of service they provide to the community.

  • Ensures contracted service providers perform repairs and services at Town Facilities as expected per the agreed upon outcomes and completes the work as expected.

  • Services and maintains assigned equipment and makes minor mechanical adjustments and repairs on related equipment such as checking/servicing fuel, oil, coolant levels, tire pressure, and general appearance; takes necessary steps to bring equipment up to operating standards; prepares and maintains detailed usage records.

  • Complies with and ensures compliance with all organizational values, policies, procedures and all verbal and written instructions.

  • Performs other related duties as needed.

Minimum Qualifications

The requirements listed below are representative of the education, experience, certification and/or licensure required. An equivalent combination of education and experience to perform the essential duties and meet the necessary employment standards may be considered.

Technician I/II/III

Must be 18 years of age or older, with a high school diploma or GED equivalent. Vocational and/or other specialized training in operation, maintenance, and repair of heating, ventilation, and air conditioning systems desired.

Possession of or ability to readily obtain a valid Driver's License issued by the State of Colorado for the type of vehicle or equipment operated; safe driving record and a minimum of two (2) years of driving history.

Employees within the Facilities Maintenance Technician position series are eligible to participate in a self-initiated progression program for promotional advancement through technician levels. Below are the distinguishing characteristics for each level:

Technician I:

This is an entry-level position within the Facility Maintenance Division's technician series. This position is distinguished from the Technician II by the performance of limited and routine tasks and duties assigned. The Technician I is typically utilized as a training platform for employees having only limited or no related work experience.

This level prefers one (1) year of labor experience or six (6) months of experience in facility maintenance or a closely related field.

This level requires knowledge and competent demonstration of the following within 6 (six) months of hire: General understanding of the Town's facility locations and the impact Facility Maintenance has on the daily operations of these facilities; proper use of necessary tools and equipment, Material Handling and Storage MSD, and basic understanding of the Town's Work Order Management System for Facility Maintenance.

This level requires the following certifications be initiated within six (6) months of hire: Arc Flash Protection, Forklift Certification, Lock Out Tag Out, Aerial Lift Operation and Safety, and IS-100.

Technician II:

This is a mid-level position within the Facility Maintenance Division's technician series. This position is distinguished from the Technician I by the performance of the full range of tasks and duties assigned. The Technician II receives only occasional instruction or assistance and is fully aware of the operating procedures and policies associated with the Division. Movement to/or placement in a Technician II role presumes all requirements of a Technician I (or the equivalent) have been met. When position is filled externally, candidate must have prior experience and meet all qualifications.

This level requires two (2) years of experience in facility maintenance or construction work. Vocational and/or other specialized training in the operation, maintenance, and repair of heating, ventilation, and air conditioning systems is desired. Experience in general construction practices is also desired.

This level requires knowledge and competent demonstration of the following within six (6) months of hire: Repairing or troubleshooting electrical, plumbing, HVAC, hydraulic, and other facility systems associated with Town buildings with an apprentice level of demonstrated ability in one or more of these areas; managing multiple projects and coordinating work with vendors; managing proper use of the Town issued purchasing card and accounting of purchases made; performing preventative maintenance practices individually or as part of a team and documenting work completed effectively.

Technician III:

This is an upper-level position within the Facility Maintenance Division's technician series. This position is distinguished from the Technician II by years of experience, additional licenses and certifications, performance of the full range of tasks and duties assigned. The Technician III receives limited instruction or assistance and is fully aware of the operating procedures and policies associated with the Division. Movement to/or placement in a Technician III role presumes all requirements of a Technician II (or the equivalent) have been met. When position is filled externally, candidate must have prior experience and meet all qualifications.

This level requires two (2) years of experience as a Facility Maintenance Technician II for the Town of Parker, or five (5) years of work experience in facility maintenance, construction, or closely related field. Vocational and/or other specialized training or work experience in the operation, maintenance, and repair of mechanical, electrical, plumbing trades or other building systems is desirable.

This level requires knowledge and competent demonstration of the following within 6 (six) months of hire: Repairing or troubleshooting mechanical, electrical, plumbing, and other facility systems associated with the town buildings. Journeyman level of demonstrated capability with a certification or license in one or more of these areas highly desired. Journeyman level of competence and demonstrated ability in at least one of the following areas: Electrical, plumbing, HVAC, or facility construction.

Employment Standards

  • Knowledge of equipment, materials, techniques, and supplies used in the maintenance of buildings and associated mechanical systems.

  • Knowledge and demonstration of safety procedures related to facility maintenance and vehicle movement.

  • Knowledge of team building methods to inspire teamwork in the performance of duties.

  • Skill in verbal and written communication, including the ability to follow both verbal and written instructions and report operations in both forms.

  • Skill in properly maintaining records of time worked and work performed.

  • Ability to coordinate activities and cooperatively work with Town Departments, agencies, organizations, and individuals.

  • Ability to work independently in the absence of supervision.

  • Ability to work irregular hours or on-call weekends, evenings, holidays, and/or during emergency situations related to facility maintenance; carries an emergency pager and responds to emergency calls as necessary as part of a rotation.

  • Ability to pass a pre-employment background check.

Facilities Maintenance Technician I:

Hiring range: $22.43 - $26.36

Full salary range: $22.43 - $30.28

Facilities Maintenance Technician II

Hiring range: $ 24.23 - $28.46

Full salary range: $24.23 - $32.70

Facilities Maintenance Technician III

Hiring range: $25.62 - $30.74

Full salary range: $25.62 - $35.87

Working Conditions

Tools & Equipment

Hand tools, various electric and gas-operated tools and equipment used in the maintenance and operation of stormwater facilities. Including, but not limited to, various trucks, tractors, loaders, backhoes, trenchers, snow removal equipment, personal computer, first aid equipment, and other equipment as assigned.

Physical Demands

Requires regular sitting, standing, walking, talking, handling, feeling or operating objects, stooping, kneeling, crouching, or crawling. Requires reaching with hands and arms, climbing and balancing. Requires physical activity with heavy lifting, up to fifty (50) pounds, and occasionally carrying, pulling, pushing, or lifting more than one hundred (100) pounds with assistance. Employee must communicate clearly and effectively; must understand and be understood. Must be able to frequently engage in ordinary or telephone conversations with speech and hearing.

Employee must be able to safely operate numerous types of vehicles and road construction equipment for long periods of time. Employee must consistently see with near and far acuity, night vision, peripheral vision, depth perception and the ability to adjust focus, allowing a broad field of vision.

Environment

Work is frequently performed in outside conditions. The noise level in this environment is moderate to loud with frequent high levels and vibrations. Occasional exposure to wet or humid conditions, hot or cold conditions, or airborne particles. The employee occasionally works near moving mechanical parts; in high, precarious places.

The employee is occasionally exposed to fumes or airborne particles, toxic or caustic chemicals, bodily fluids, and other biohazards, dead and/or decaying animal carcasses, extreme cold, extreme heat, and vibration. The employee may encounter mechanical or electrical hazards. The employee will occasionally be required to work at heights up to forty (40) feet.
