The successful candidate may be offered a position in either the Facilities Maintenance Mechanic I, Facilities Maintenance Mechanic II or the Senior Facilities Maintenance Mechanic classification. The range for the Facilities Maintenance Mechanic I is $19.51 - $22.43 per hour; for the Facilities Maintenance Mechanic II: $21.50 - $24.73 per hour; and for the Senior Facilities Maintenance Mechanic: $24.89 - $28.63 per hour.

Facilities Maintenance Mechanic I (The job description for the Facilities Maintenance Mechanic II and Senior Facilities Maintenance Mechanic are listed below.

Distinguishing Characteristics: This is the entry-level classification in the Facilities Maintenance Mechanic series. The incumbent follows routine procedures and guidelines in the application of prescribed duties and works under close supervision with work frequently reviewed by a superior. This classification is distinguished from the Facilities Maintenance Mechanic, II in that the latter performs more complex technical duties requiring a higher level of knowledge and skill.

Examples of ESSENTIAL JOB FUNCTIONS

Management reserves the rights to add, modify, change, or rescind the work assignments of different positions and to make reasonable accommodations so that qualified employees can perform the essential functions of the job.

  • Revamps City buildings on both a regularly scheduled basis and as-needed basis.

  • Performs minor plumbing repair, light carpentry, minor electrical and lighting repair, painting, and routine filter changes on HVAC systems.

  • Provides assistance to the Facilities Maintenance Technician or Facilities Maintenance Mechanic II with required installation, maintenance, or repair of equipment.

  • Assists in general construction and remodeling work.

  • Maintains records of work activities, as well as of supplies, parts, and materials used.

  • Inspects and performs scheduled preventive maintenance services (changing belts, fluids, hoses, lubricants, etc.) of City facilities.

  • Regular and consistent attendance for the assigned work schedule is essential.

Marginal Duties:

  • Performs other duties as assigned.

Typical Decisions: The incumbent is responsible for inspecting and maintaining assigned equipment. The incumbent must identify abnormal readings or trends in data collected from gauges, meters, dials, and instruments and identify potential safety hazards.

Minimum Qualifications:

Knowledge of: Minor repair and maintenance methods used in areas or responsibility; safety practices and procedures.

Skill in: Communicating effectively both verbally and in writing; driving a light truck; operating a variety of hand and power tools; lifting heavy objects.

Education: High school diploma or GED equivalent.

Experience: Six (6) months of experience in general repair and maintenance of buildings and facilities preferred.

Any work related experience resulting in acceptable proficiency levels in the above Minimum Qualifications is an acceptable substitute for the above specified education and experience requirements

Licenses and Certifications: Must have a valid Class "C" Driver's License prior to employment (must obtain Texas Class "C" driver's license within 30 days of hire per state law).

Distinguishing Characteristics: This is the journey-level classification in the Facilities Maintenance Mechanic series that follows diversified procedures and implements processes to accomplish end results, within guidelines. Immediate supervision is available upon request. This class is distinguished from Facilities Maintenance Mechanic, Senior in that the latter is a higher-level class in the series that performs more complex technical, investigative, and supervisory duties requiring a higher level of knowledge and skill.

Examples of ESSENTIAL JOB FUNCTIONS

Management reserves the rights to add, modify, change, or rescind the work assignments of different positions and to make reasonable accommodations so that qualified employees can perform the essential functions of the job.

  • Performs general maintenance and repair of assigned facilities, including plumbing repair and installation, carpentry, minor electrical repair and maintenance, minor repair and maintenance of heating, ventilation, and air conditioning (HVAC) systems, furniture repair, painting, appliance repair and installation, and locksmith.

  • Provides assistance to the electrician or HVAC technician with required installation, maintenance or repair of equipment.

  • Completes general construction and remodeling work.

  • Inspects construction work.

  • Perform scheduled preventive maintenance services at City facilities.

  • Maintains records of work activities and supplies, parts and materials used.

  • May assist in obtaining bids and entering information into computer systems.

Distinguishing Characteristics: This is the advanced journey-level classification in the Facilities Maintenance Mechanic series. The incumbent plans detailed methods to attain desired objectives working within established policy. Methods require use of initiatives and resourcefulness in developing processes and procedures. Works under indirect supervision, conferring with supervisor on unusual matters.

Examples of ESSENTIAL JOB FUNCTIONS

Management reserves the rights to add, modify, change, or rescind the work assignments of different positions and to make reasonable accommodations so that qualified employees can perform the essential functions of the job.

  • Directs, instructs, schedules, reviews, and evaluates the work activities of assigned staff.

  • Develops specifications for contractor repair and maintenance work; coordinates work completed.

  • Coordinates and performs Facilities Maintenance operations and functions in the areas of plumbing, elevators, roofing, painting, carpentry and structural repairs, light electrical repairs, and building lock hardware in City buildings and facilities.

  • Repairs and inspects repairs and maintenance to ensure compliance with City standards.

  • Establishes and monitors preventive maintenance and scheduled maintenance programs for responsible activities in City buildings and facilities.

  • Monitors, evaluates, orders and controls supplies and equipment.

  • Prepares reports and correspondence, as required.

  • Assists Facilities Maintenance Supervisor in preparing division budget; authorizes expenditures.

  • Establishes and monitors safety procedures of employees supervised.

  • Assesses training needs of employees supervised and provides training to meet those needs.

  • Regular and consistent attendance for the assigned work schedule is essential.

  • Testing and repair of Back-Flow devices required.

Marginal Duties:

  • Performs other duties as assigned.

Typical Decisions: The incumbent inspects, repairs and maintains equipment and buildings to ensure compliance with City standards. The incumbent must determine specifications for contractor repair/maintenance work and frequently make on-the-spot decisions regarding what actions to take if these specifications are not being met. The incumbent must establish performance measures for employees supervised and evaluate performance against those standards. The incumbent must efficiently direct personnel to accomplish objectives in a timely manner.

Minimum Qualifications:

Knowledge of: Advanced construction, maintenance and repair methods; electrical circuits and wiring systems; electrical conservation methods and practices; HVAC systems and application installation, maintenance, and repair functions; plumbing installation, maintenance, and repair function. Knowledge of Back-Flow repair and installation.

Skill in: Communicating effectively both verbally and in writing; completing simple mathematical calculations; working in a stressful environment.

Education: High school diploma or GED equivalent.

Experience: Four (4) years of progressively responsible experience in the maintenance and repair of buildings and HVAC systems. Some supervisory experience preferred. One (1) year Back-Flow testing and repair experience.

Any work related experience resulting in acceptable proficiency levels in the above Minimum Qualifications is an acceptable substitute for the above specified education and experience requirements

Licenses and Certifications: Must have a valid Class "C" Driver's License prior to employment (must obtain Texas Class "C" driver's license within 30 days of hire per state law). Must have BPAT License.

Additional certifications may be required upon appointment.

Conditions of Employment: Must pass a drug test, driver's license check, criminal history background check, periodic CJIS background check (for positions requiring access into Police buildings) and social security number verification check.

Physical Demands and Working Conditions: Must possess mobility to work in and around City buildings and facilities, to operate a motor vehicle and drive on surface streets; strength, stamina, and mobility to perform light to medium physical work, to work in around machines, and to operate varied hand and power tools and equipment; vision to read printed materials and a computer screen; and hearing and speech to communicate in person and over the telephone or radio. The job involves fieldwork requiring frequent walking in operational areas to identify problems or hazards. Finger dexterity is needed to access, enter, and retrieve data using a computer keyboard or calculator and to operate above-mentioned tools and equipment. Positions in this classification bend, stoop, kneel, and reach when completing maintenance and repairs. Employees must possess the ability to lift, carry, push, and pull materials and objects weighing up to 75 pounds, or heavier weights with the use of proper equipment.

Employees work in and around buildings and facilities and are exposed to cold and hot temperatures, heights, road hazards, chemicals, mechanical and electrical hazards, and hazardous physical substances and fumes.
