Job Title: Maintenance Manager

Job Summary:
In a safe, efficient and professional manner the Facilities Maintenance Manager will support the Senior Facility Manager in the preventative, corrective, and general maintenance for the Client.

Other duties include, but not limited to, daily assessments of systems, maintaining a clean working environment, and other various duties as assigned by the Senior Facility Manager, while adhering to all safety and health standards. The Facilities Maintenance Manager is expected to plan, direct, and coordinate activities of the site(s) to ensure that client's needs are met and/or exceeded by performing facilities maintenance duties to be completed personally or through delegation. The individual assumes the optimal functioning of building systems including mechanical, electrical, plumbing and HVAC. The Facilities Maintenance Manager is expected to be the key interface between the Facilities Maintenance staff and the client.

Essential Duties and Responsibilities:

Develops key client relationships.

Prepares and adheres to budgets for multiple sites.

Ensures associates are serving both internal and external customer's needs.

Maintains the site process manuals and ensures compliance to SOPs.

Manages employees with skill sets including mechanical, electrical, HVAC, and various other trades required on-site.

Assists with updating and managing all changes to contract via website or other tools.

Assesses/develops associates who report directly to Maintenance Manager (i.e. craft trades) through designated practices. Ensures and enforces continuous training of all site associates.

Works with Human Resources to discipline and coach associates according to policy.

Manages the site HR process and submits completed reviews on time.

Creates a work environment to develop all employees' skills.

Sets standard expectations for all team members.

Ensures that paperwork and the work-orders from Maintenance Department are completed accurately and timely per client KPI.

Prepares for and attends required customer and EFS meetings including regular site visits, regular staff meetings and steering team meetings.

Maintains site supplies inventory and ordering of critical parts.

Coordinates customer driven, PM generated, or project work-orders.

Manages subcontractor relationships.

Coordinates and supervises on-site subcontractor work.

Works closely with the engineering team to develop and implement more efficient and consistent operation and better operations of systems

Communicates with process owners and coordinates potential process interruptions due to maintenance or repairs.

Awareness and adherence to all environmental standards.

Assures the highest level of safety in all site activities.

Follows safety practices, and utilizes protective clothing and equipment as required by OSHA. Know the whereabouts of all emergency equipment (i.e. fire extinguishers, eyewash and shower stations, first aid supplies, breathing apparatus, etc.)

Safely use hand tools, power tools and test instruments to maintain, troubleshoot and repair various types of equipment.

Performs other various duties and actions needed to maintain the continuous function and expectations of the facility as set forth by the Client, Senior Facility Manager and General Manager.

Qualifications:

Associate's degree (A. A.)

Seven to ten years' experience in management or supervising individuals in a facility maintenance environment.

Possess interpersonal, leadership, organizational and self-management skills to perform each essential duty satisfactorily.

Understands importance of meeting and exceeding client expectations

Works and participates well as a team member; leads by example; hands-on supervisor

Communicates well with others; clearly write and speak to clients, superiors, coworkers

Good organization skills; disciplined approach to daily activities; takes a sense of pride in all aspects of the job

Self motivated; ability to show initiative when problems are presented; manages time wisely, remains productive while working independently

Ability to maintain a flexible schedule: days, evenings, weekends and emergencies.

Present self in professional manner: neat appearance and grooming.

Able to produce a quality work product in a prompt, safe and efficient manner.

Observe and adhere to safety and health rules.

Good communication with and respect for co-workers and their property, vendors, and the client.

Maintain a good attendance record, including notification in the event of tardiness and absence.

Qualification: * Qualified individual must have at least three years of related experience. * Ability to obtain both the management and maintenance staff respect. * Excellent verbal and written communication skills. * Must be willing to continue training in their skill set to maintain knowledge in the latest equipment and technologies in their assigned duties. * Willingness to perform all assigned tasks within their ability.
