Job Title: Maintenance Manager

Job Summary:
In a safe, efficient and professional manner the Facilities Maintenance Manager will support the Senior Facility Manager in the preventative, corrective, and general maintenance for the Client.

Other duties include, but not limited to, daily assessments of systems, maintaining a clean working environment, and other various duties as assigned by the Senior Facility Manager, while adhering to all safety and health standards. The Facilities Maintenance Manager is expected to plan, direct, and coordinate activities of the site(s) to ensure that client's needs are met and/or exceeded by performing facilities maintenance duties to be completed personally or through delegation. The individual assumes the optimal functioning of building systems including mechanical, electrical, plumbing and HVAC. The Facilities Maintenance Manager is expected to be the key interface between the Facilities Maintenance staff and the client.

Essential Duties and Responsibilities:

Develops key client relationships.

Prepares and adheres to budgets for multiple sites.

Ensures associates are serving both internal and external customer's needs.

Maintains the site process manuals and ensures compliance to SOPs.

Manages employees with skill sets including mechanical, electrical, HVAC, and various other trades required on-site.

Assists with updating and managing all changes to contract via website or other tools.

Assesses/develops associates who report directly to Maintenance Manager (i.e. craft trades) through designated practices. Ensures and enforces continuous training of all site associates.

Works with Human Resources to discipline and coach associates according to policy.

Manages the site HR process and submits completed reviews on time.

Creates a work environment to develop all employees' skills.

Sets standard expectations for all team members.

Ensures that paperwork and the work-orders from Maintenance Department are completed accurately and timely per client KPI.

Prepares for and attends required customer and EFS meetings including regular site visits, regular staff meetings and steering team meetings.

Maintains site supplies inventory and ordering of critical parts.

Coordinates customer driven, PM generated, or project work-orders.

Manages subcontractor relationships.

Coordinates and supervises on-site subcontractor work.

Works closely with the engineering team to develop and implement more efficient and consistent operation and better operations of systems

Communicates with process owners and coordinates potential process interruptions due to maintenance or repairs.

Awareness and adherence to all environmental standards.

Assures the highest level of safety in all site activities.

Follows safety practices, and utilizes protective clothing and equipment as required by OSHA. Know the whereabouts of all emergency equipment (i.e. fire extinguishers, eyewash and shower stations, first aid supplies, breathing apparatus, etc.)

Safely use hand tools, power tools and test instruments to maintain, troubleshoot and repair various types of equipment.

Performs other various duties and actions needed to maintain the continuous function and expectations of the facility as set forth by the Client, Senior Facility Manager and General Manager.


Associate's degree (A. A.)

Seven to ten years' experience in management or supervising individuals in a facility maintenance environment.

Possess interpersonal, leadership, organizational and self-management skills to perform each essential duty satisfactorily.

Understands importance of meeting and exceeding client expectations

Works and participates well as a team member; leads by example; hands-on supervisor

Communicates well with others; clearly write and speak to clients, superiors, coworkers

Good organization skills; disciplined approach to daily activities; takes a sense of pride in all aspects of the job

Self motivated; ability to show initiative when problems are presented; manages time wisely, remains productive while working independently

Ability to maintain a flexible schedule: days, evenings, weekends and emergencies.

Present self in professional manner: neat appearance and grooming.

Able to produce a quality work product in a prompt, safe and efficient manner.

Observe and adhere to safety and health rules.

Good communication with and respect for co-workers and their property, vendors, and the client.

Maintain a good attendance record, including notification in the event of tardiness and absence.

The Facilities Maintenance Technician will work within the team for the purpose of achieving a key result or group of aligned results. Candidates must possess a general knowledge of mission critical directives and situations. They will be required to help develop strategies to meet team and company goals. Reports to the Plant Operations Supervisor and Manager. The Technician must possess a working knowledge of Facility equipment, and systems, be a problem solver, and be communicative and proactive in the execution of daily activities. Contribute to day-to-day operations and create reports to update the company in the event it is required. Must be able to perform under pressure, remain dynamic and understand urgency. The Technician must be able to practice teamwork and team building within our organization. Responsibilities * Operation and maintenance of facilities responsible plant equipment and utility distribution services. * Knowledge of industrial air compressors and supporting equipment including distribution. * Understanding of Facilities responsible cranes, hoist and supporting equipment. * The coordination or servicing of chemical treatment programs and required documentation for responsible equipment. * Support for other departments as required to sustain production needs. * Establish or adjust work schedules to meet production requirements. * Act as departmental representative in the absence of management. * Other as assigned, permanent or temporary to support efficiency in operations. * Operation, maintenance and repair of responsible equipment. * Modernization and continuing improvements of responsible equipment. * Ensures an adequate on-hand spare parts inventory or lead-time system in place to support responsible equipment. * Follow team operating procedures. * Generate failure reports and corrective measures on major incidents to decrease and prevent failures. * Establish redundancy plans and emergent process support measures. * Perform preventative maintenance for readiness and operational capacity. * Works closely with all facets of the Facilities group to provide technical expertise or assistance. * Enforce and follow all safety rules and regulations. * Communicate when appropriate the status of responsible equipment and effects to operations. * Professional, informative and responsive communication to customers. * Interacts with customers to understand requests or concerns. * Be proficient in general office PC programs and equipment monitoring systems. * Must be able to respond to Plant Emergencies as directed. Requirements * High School diploma or GED. * 2+ year of building maintenance experience, or any equivalent combination of training and experience. * Ability to execute moderate to heavy work in all types of weather. * Frequent need to stand, stoop, walk, lift heavy objects (up to 50 pounds) and perform other similar actions during the course of the workday. * Familiar with or hold an EPA 608 Universal HVAC Certification. * Familiar with or hold an EPA 410A HVAC Certification. * PLC, BMS or other logic platforms. * 115kV power distribution and industrial busway. * Certification or experience with industrial controls such as MODBUS, BACnet, TCP/IP. * Certification or experience with steam and hot water boilers and humidifiers. * Knowledge of occupational hazards and safety precautions. * WHE, Lift and Forklift. * Experience with overhead bridge cranes a plus. * Docks and associated safety systems.
