The Manager, Facilities Maintenance is responsible for managing the Bartlett Facilities Department and is accountable for the maintenance of Brother owned equipment. This position manages facility changes, modifications and maintenance, including renovation work and new construction. This position also plans and manages facilities project work and maintains up-to-date facilities drawings.
Routine maintenance includes the management of waste services throughout the facility and proper disposal of waste to ensure that Brother is meeting/exceeding all requirements of the ISO14001 standard. This position is responsible for the facility budget, researching & obtaining bid proposals, and for maintaining all required facilities systems inspection records.
WHAT YOU'LL DO
Facilities Management
Manage facilities upgrades including renovations and new construction from start to completion for Brother owned facility in Tennessee.
Utilize project management processes and develop project plans for creation of scopes of work (SOW) and insertion into Requests for Proposals (RFP)
Maintain as-built drawings of building systems mechanical, electrical, and plumping (MEPs).
Maintain workspace documents to show total capacity and open workspace availability.
Maintain workspace allocations and work with building occupants to provide suitable workspaces .to meet the needs of our supporting business partners.
Provide suitable workspace options on request for Brother and Contracted Employees.
Manage square footage allocations for financial accounting purposes.
Maintain office space layouts and workspace assignment drawings.
Manage daily requests for facilities maintenance services and track to completion.
Track resource utilization and seek Contractor assistance as needed.
Develop Facilities team performance expectations and monitor individual performance including:
Provide work assignments.
Following up on quality of workmanship.
Deliver performance expectations.
Manage administrative tasks.
Conduct regular communications with the team about performance.
Communicate company performance and activities.
Departmental Budget
Control facility costs and responsibility for facilities department budgets.
Monitor and track monthly expense spending (actuals).
Plan and forecast capital spending, and monthly expense spending.
Manage new assets, and aging assets from installation to end-of-life (EOL).
Maintain a complete asset life-cycle list that includes asset nomenclature, general specifications, identifying characteristics and installation data.
Vendor Relations
Coordinate with respective contractors and building management to effectively schedule planned maintenance (PM) work.
Maintain vendor relationships with service contractors providing daily facilities services.
Work with Procurement to keep services under contract and go out for updated bids when needed.
Manage service agreements and ensure accountability for work performed by vendors.
Lead vendor performance evaluation discussions through scheduled performance reviews.
ABOUT OUR IDEAL CANDIDATE
Education
Bachelor's Degree (or equivalent experience) in Engineering or a related degree
Experience
Minimum 8 years in managing facilities in 1.5 million sq. foot production-based facility.
Minimum 5 years in managing a team of facility and vendor staff.
Software/Technical Skills
AutoCAD - 2D
Computerized Maintenance Management Systems
(CMMS)
Project Management Software (such as WorkFront, MS Project)
Fire & Access Controls Systems
Building Management Systems (BMS) and HVAC Controls
Other Skills, Knowledge, & Abilities
Excellent analytical and mathematical skills.
Good communication skills (verbal/written/interpersonal).
Ability to lead and influence others.
Project Management skills with the ability to manage multiple projects simultaneously.

The salary (or hiring) range for this position is $90,000.00 - $107,000.00 per year
Starting salary to be determined by the education, experience, knowledge, skills and abilities of the applicant, internal equity, location, and alignment with market data.
This position is eligible to participate in the relevant Brother variable pay incentive plan(s). Applicable bonus awards are discretionary and contingent upon 1) achievement of your individual objectives and 2) Brother achieving its corporate and business-level objectives.
