Overview

As a dynamic, rapidly growing franchise company, we are looking for purpose-driven and dedicated talent to join our expanding Construction team. Reporting to the Chief Business Development Officer, the Facilities & Construction Manager will contribute to Smoothie King's success by providing facilities and construction expertise and oversight to all company stores.

Facilities Management:

  • Manage facilities and scheduling of all project related work for 60 corporate stores (and growing). Total project responsibility to ensure contractors, vendors, utilities, and inspectors are on schedule and per plans.

  • Develop and establish matrix and benchmarks for facilities equipment and function.

  • Provide support and assistance to Operations team to maintain facilities in good repair, including the creation and oversight of preventative maintenance programs.

  • Provide oversight of landlord required work within leased premises, as applicable.

  • Develop and manage annual building and grounds budget; and authorize expenditures.

  • Prepare requests for proposals and own the competitive bid process, as required.

New Construction and Renovations:

  • Responsible for managing and completing new company owned stores construction on time and on budget. This includes managing the entire aspect of the construction process from feasibility, planning, design, permitting, zoning, contactor selection, and project management and closeout.

  • Work closely with real estate and design teams to provide necessary input during site selection and feasibility project phase.

  • Review cost estimates for new and ongoing work, including contract modifications, to comply with existing and future budgeting requirements. Review cost estimates for accuracy and propose value engineering adjustments.

  • Manage vendor relationships for all Company Stores in the development cycle including vendors, architects, contractors, and others.

  • Provide on-site project quality control through weekly vendor meetings and routine job inspections.

  • Manage Tenant Improvement Allowances.

  • Work cross-functionally with internal corporate teams on the design and construction phases of the store opening lifecycle.

  • Manage turnover to operations for all new and renovation projects.

Qualifications

  • A Bachelor's degree in Construction Management, Engineering, Architectural, or related degree, preferred.

  • A minimum of five (5) years' experience working in a construction-based or facilities management role. Quick Service Restaurant experience preferred.

  • Experience working directly with real estate and design team members.

  • Scheduling, estimating, budgeting, and procurement experience.

  • Intermediate to advanced experience with MS Office (Word, Outlook, PowerPoint, Excel).

  • Ability to travel 40% of the time on projects outside of office area.

  • Personal passion for fitness is a plus.
