Citi Realty Services (CRS) is a division of Citi Enterprise Infrastructure (EI), providing real estate support services to all Citigroup businesses. CRS is dedicated to providing all Citigroup businesses with premises that are cost-effective, safe, and productive.

Within the North America Region, the US Sub-Region includes Tampa Campus, a growing part of Citi's CSC (Citi Service Center) network, comprised of a main campus, and 2 satellite locations totaling 882M RSF, with an annual expense of $37MM.

The Asset Management team manages all aspects of CRS activities within the portfolio with the following objectives:

  • Maximize the value of Citi's operating real estate assets

  • Optimize real estate portfolio operating expenses and capital expenditure

  • Control operational and reputational risk resulting from Citi's real estate operations

  • Deliver and maintain safe, effective and efficient buildings

  • Implement business and corporate strategies as they relate to real estate operations

Key Responsibilities:

The Asset Manager will report to a Senior Asset Manager and will:

  • Manage day to day operations across the three Tampa locations

  • Indirectly manage a team of CRS professionals (Real Estate/Facilities Management/Project Management/Finance) towards Tampa objectives

  • Develop/implement strategic programs to meet needs of the business while achieving Citi's expense/strategy objectives

  • Develop/manage key internal relationships with business partners and other Citi Stakeholders

  • Drive results with sensitivity to meeting timelines, cost objectives and business priorities

  • Oversee expenditure proposals (IEP) creation/approval for all strategies/projects in the portfolio

  • Conduct regular financial reviews to monitor expenses and identify cost reduction opportunities

  • Understand the direct charge process and ensure that charges are being allocated appropriately to the businesses and recoveries are consistent with Plan/Forecast/actual expenses

  • Understand occupancy planning concepts/process and aid in the execution of space optimization initiatives including innovative workplace design and oversubscribed seating

  • Ensure the outsourced Facilities Management vendors provide consistent high quality services for building and project management

  • Oversee team of outsourced staff and ensure that the terms of the outsourced contract are being met and high quality services for building and project management are being delivered

  • Execute building inspections across all sites in Tampa to ensure equipment specs, building maintenance and cleanliness standards are being met

  • Monitor building operating and project budgets and approve expense requests, as appropriate and in accordance with delegated levels of authority

  • Oversee creation of annual capital plan, including rationale and expense save estimates to justify the projects

  • Work with Senior Asset Manager to deliver lease transaction activities (renewals, dispositions, acquisitions) in line with functional strategies and compliance protocols

  • Assume overall compliance/risk responsibility for the portfolio and work with partners to ensure appropriate steps are taken

  • Manage all system approvals for critical systems maintenance

  • Manage emergency response and incident resolution for any unexpected crisis within the portfolio


  • 6-8 years of diverse professional experience managing building operations/real estate portfolio

  • Strong organizational and communication skills, in particular, experience communicating with all levels of management, relating complex information clearly and succinctly, and dealing with ongoing high priorities from customers

  • Proven leadership skills and ability to collaborate with business clients, internal CRS partners, other Citi service providers, landlords and third-party service providers

  • Demonstrated problem solving skills, analytical capabilities, and creative thinking

  • Ability to drive results with sensitivity to meeting tight timelines and cost objectives, and to work well under pressure

  • Must be resourceful, take initiative, and work with minimum supervision

  • Adaptable to dynamic corporate environment and dynamic real estate market

  • Solid understanding of the relevant real estate markets and industry standards

  • Ability to travel (sometimes last-minute) to attend to issues in the portfolio

  • Bachelor's degree required; Business or Real Estate related major a plus

  • Proficient in Excel and Power Point

Masonite is currently in need of a responsible, experienced individual to fill the position of Facilities Manager at Masonite's Tampa headquarters campus. The successful candidate will oversee the company's headquarters campus operations including but not limited to managing the office management staff, coordinating upcoming office move, and managing ongoing janitorial duties, vendor relations, building security, office supplies, etc.. The ideal candidate will also have training and be certified in order to inspect, maintain and repair possible mechanical, electrical, plumbing or HVAC system issues should they arise. Main Responsibilities: * Manages the leases of the building and is the main contact to represent the interests of the company * Strong financial acumen for budgeting; can analyze data for decision-making purposes * Responsible for establishing and maintaining parking facilities for employees and visitors * Maintain all aspects of facilities equipment within the headquarters campus (including 2 buildings with a total of 90k sq. ft) and maximize its useful life and minimize the necessity for repairs * Have a knowledge of and can operate all shut-off valves and sewer clean out locations * Ensure proper repair of any mechanical, electrical or structural maintenance (including but not limited to plumbing, drywall, appliances, woodwork, electrical, etc.) * Document manage budget and inform management of any emergency and/or routine maintenance required * Develop and administer maintenance policies and procedures * Manage vendor service needs of the location * Ensure the efficient operation of the property by obtaining the best prices for all supplies and services (working in conjunction, where appropriate, with Masonite's global supply chain) * Execute equipment audits, warranty services and record-taking policies * Review invoices for appropriate coding and ensure all are within agreed to pricing * Manage day to day vendors and services such as water, plants, shredding, multiple mail providers, janitorial staff, City of Tampa trash/recycle, etc. * Schedule and perform annual inspections, warranty services and scheduled maintenance of all equipment based on manufacturer's recommendation and operating manuals; Coordinate system repairs and monitor system performance * Develop annual budget; maintain and review expenditures on a monthly and quarterly basis to ensure proper focus on improving conditions of assets * Manage annual operations budget * Make annual recommendations for capital upgrades to maintain pristine office environment; execute capital project upgrades when approved * Conduct all business in accordance with company policies and procedures, state and federal laws; e.g., OSHA, ADA, Fair Housing, etc. * Maximize the interior and exterior appearance of the property within budget guidelines * Contract out landscaping services * Provide day to day office management including: * Oversee and supervise team of facilities attendant and receptionist * Distribute and oversee proper allocation and usage of headquarters campus parking lots * Manage seating assignments * Maintain proper quantities of office supplies (both for mail rooms and break rooms) * Ensure timely distribution of mail * Implement and monitor security procedures for the campus; ensure compliance with all safety and security protocols * Schedule and facilitate routine fire drills * Work in conjunction with Masonite's insurance department to review any damage claims; recommend and implement plans or programs to improve safety of operations to prevent the occurrence or reoccurrence of similar claims * Ensure local compliance with all Masonite / OSHA required policy and procedures * Monitor building security system and after-hours protocol Education: * Bachelor's Degree in Civil Engineering or related discipline Experience: * Minimum of 3 - 5 years' experience in facilities management position * Strong understanding of warehouse control systems * Working knowledge of electrical, mechanical and HVAC systems * Able to read and understand complex electrical, mechanical and automation systems * Demonstrated leadership skills * Impeccable verbal and written communication skills * Excellent project management skills Open to extraordinary!
