Position Summary

The Maintenance I role is in support of the Battle Creek Public School District's journey towards a World Class Infrastructure. Personnel responsible for maintenance and repair of the District's properties, including the educational buildings, supporting facilities, and equipment that work to promote the educational process and community functions. Emphasis will be on maintaining boilers, cooling systems, and plumbing systems. Experience in electronic HVAC controls and building management systems is desired.

Position Responsibilities

  • Inspect, diagnose problems and repair all boilers, circulating pumps, and equipment pertaining to both steam and hot water systems. Make recommendations for all repairs that cannot be completed in house.

  • Install and repair steam/ hot water heat piping and equipment.

  • Install and repair air compressors, reducing valves, gauges and piping.

  • Maintain proficiency with new equipment related to boiler and water heating system designs.

  • Assist in the review of design and specification of boiler and hot water systems and equipment and verifying the performance of work completed under service agreements.

  • Identify and report repair needs and safety discrepancies to the supervisor when observed at facilities.

  • Operate, maintain, install and repair air conditioning, heating, ventilation, exhaust and refrigeration equipment, including compressors, motors, coils, valves, refrigerant lines, controls, chillers and heating components.

  • Perform scheduled preventative maintenance on HVAC equipment.

  • Operate and diagnose discrepancies with computer based control systems; establishing program schedules, archived data, system run parameters and emergency system restarts.

  • Install, maintain and repair air distribution systems and components. Discuss heating-cooling system malfunctions with users to isolate problems or to verify that malfunctions have been corrected.

  • Search out and read technical manuals to accurately troubleshoot and repair equipment and control systems.

  • Assist in estimating and planning maintenance and construction projects.

  • Familiarize District staff in the proper routine operation of user controlled HVAC equipment and controls.

  • Keep current regarding new rules and regulations applicable to HVAC servicing and refrigerants.

  • Oversee and ensure the proper completion of work when performed and assisted by assigned other employees within the Operations Division.

  • Accurately and promptly document materials expended on assigned tasks.

  • Wears appropriate personal protective equipment at all times.

  • Schedules work projects and maintenance with other maintenance personnel.

  • Accommodates contracted vendors maintenance and service agreements.

  • Performs grounds work, i.e. plowing, salting, mowing, and maintenance of underground sprinkler systems if needed.

  • Unloads delivery trucks and assists in moving equipment.

  • Maintains proper container labeling

  • Attends required training sessions and department meetings.

  • Maintain all heating, ventilating, refrigeration equipment for the Battle Creek Public School District.

  • Plumbing repairs, drain cleaning, heating, heating controls, cooling, cooling controls, ventilation as the major job duties. Also assists with electrical, carpentry, locksets, interior finishes, furnishings, exterior assets, and metal items.

  • Repair motors and service steam and hot water boilers

  • Ensure that chemical compositions in equipment are adequate at all times.

  • Order any supplies or equipment needed for HVAC maintenance or installation as needed.

  • Check and perform repairs to systems throughout the district as required.

  • Constructs or installs new equipment as required repairs items for indoor air quality, security, fire safety, grounds, instruction, and sports.

  • Performs annual and monthly boiler inspections.

  • Accommodates contracted maintenance and services.

  • Replenishes supplies and maintains cleanliness in the maintenance shop.

Conducts other duties related to the Maintenance role as assigned by the Director of Facilities.

Qualifications

  • Maintain a valid Driver's License.

  • High School Diploma or equivalent

  • Five (5) years verifiable HVAC experience or three (3) years of verifiable experience in hydronic heating and cooling, process piping, HVAC equipment, ductwork, and refrigeration and air conditioning service.

Knowledge/Skills/Abilities

  • Familiar with HVAC control systems, direct expansion refrigerant systems, and chilled water cooling towers and systems. Ability to read, comprehend, and interpret mechanical and control drawings, technical service manuals, schematics, and technical specifications. Knowledgeable of EPA regulations as it relates to universal CFC and refrigerant recovery.

  • Willing to obtain a certified pool operator's license through the Department of Environment, Great Lakes, and Energy

  • Familiar with plumbing and HVAC repair, basic techniques of electrical repair, maintenance, carpentry, preventative maintenance, and swimming pool maintenance.

  • Demonstrates ability to organize, perform minor repairs and use a computer.

  • Exhibits regular and dependable attendance.

  • Consistently works at a reasonable pace for the full shift with the exception of allotted breaks,

  • and completes tasks on time.

  • Able to read, understand and follow written and oral instructions.

  • Consistently works without direct supervision.

  • Wears the required uniforms and maintains proper personal hygiene.

  • Willing to work with co-workers, staff and visitors and respond to requests for assistance in a courteous and timely manner.

  • Constantly strives to promote the safety, health, and comfort of the students, staff and visitors.

  • Acts responsibly to ensure the safety of co-workers and one's self.

  • Demonstrates mechanical aptitude and previous exposure to commercial equipment.

  • Able to pass a physical performance assessment.

  • Able to climb and perform work while on a ladder.

  • Able to lift 90 pounds.

  • Must be able to distinguish colors correctly.

  • Able to safely operate and work from ladders, scaffolding, platforms and personnel lifts.

  • Able to envision facility improvements and plan appropriately to implement them.

  • Able to understand machinery and utilize the proper tools for repairs.

  • Able to identify, troubleshoot and make repairs in a timely manner.

  • Willing to learn, listen, give and take, and share the physical loads. Ability to establish and maintain effective working relationships with other people.

  • Documents and tracks preventive maintenance activities.

  • Familiar with HVAC systems that incorporate digital control systems and are linked to a multi-building, computer-based energy management software.

ADDITIONAL WORKING CONDITIONS:

  • Occasional operation of equipment under inclement weather conditions.

  • Occasionally duties may require working in harsh weather conditions (include but not limited to: extreme heat/ extreme cold, rain, snow, wind, etc.)

  • Continual walking, standing, climbing, stooping, bending, kneeling, reaching, and heavy lifting and carrying.

  • Work in tiring and uncomfortable positions outside and inside.

  • Frequent district wide travel

Salary

  • Step 1: $19.78
  • Step 2: $20.75
  • Step 3: $22.45

Contract: 12 Months (260 days) - ten (10) hours shifts, four (4) consecutive days a week, either Monday through Thursday or Tuesday through Friday, based on the descretion of the Facility Director
