Building Systems Maintenance has three levels of Exteriors Technicians, and the level is determined by a candidate's knowledge, skills, abilities, and applicable licensure.

Exteriors Technician I, II, and III: All Exteriors Technicians inspect roofing systems and building exteriors for damage and perform repairs, clean window wells and rooftops of leaves, ice, and other debris, and complete work orders and utilize an electronic timekeeping system daily.

Exteriors Technician II: In addition to the duties and responsibilities above, a level II will work more independently and be given more complex duties, including installing and repairing metal flashings, build curbs, caulk, and weatherstripping.

Exteriors Technician III: In addition to the duties and responsibilities above, a level III will determine the need for work, schedule and perform tasks, inspect and diagnose information contributing to facility upkeep, perform roof replacements, including verifying measurements, and ordering supplies and equipment needed to perform work, and acquire and perform estimates for projects and maintenance repairs. An Exteriors Technician III will also collaborate with external vendors and manufacturers and provide approval or rejection of contractors' proposals and installations train, mentor, and verify work of others, contribute to fostering a positive work environment, motivate and encourage staff to improve, and support leadership and contribute to the development and implementation of departmental vision and goals.

All levels will be assigned to a rotating on-call schedule and urgent situations occasionally require after-hours work.
