We are currently recruiting for an Estimator who will work in our Cook & Boardman branch in Winston Salem, North Carolina.

Summary

The estimator is a critical position within Cook & Boardman, LLC. Estimators are responsible for evaluating bid specifications and drawings, ensuring a thorough understanding of project specific requirements that are necessary to successfully bid a project. Estimators are responsible for quantitative take-offs and the solicitation and evaluation of vendor and subcontractor proposals. The estimator will also work closely with the general contractor's pre-construction department to ensure overall satisfaction. Industry specific on the job training and education will be provided.

Essential Functions

  • Print, organize, and maintain project plans and specifications

  • Attend pre-bid meetings and site visits

  • Perform accurate and thorough quantitative take-offs

  • Ensure compliance with the project specifications

  • Solicit and evaluate vendor and subcontractor pricing

  • Review addenda and other architectural clarifications prior to bid

  • Communicate with general contractor to ensure scope coverage

  • Maintain organized and categorized project folders

  • Prepare and submit accurate and timely bids to general contractors

  • Attend post bid interviews when required

  • Upon award, organize and turnover bid folder to project team

  • Partake in project hand-off meetings when required

  • Assisting project team with change order pricing

  • Participate in industry specific continuing education and training

Minimum Qualifications

  • 2 year degree in engineering, construction engineering, construction management, construction technology, or equivalent experience

  • Proficient in Microsoft Office products, including, but not limited to, Word, Excel, Project, and Outlook

  • Have both a functional and working knowledge of computers in general

  • Must pass pre-employment background check and drug screen

  • Prior experience with blue print reading/specification interpretation is a plus.

  • Prior knowledge of door, frame and hardware applications as they relate to UL, fire code, building code, ADA, life safety and other restrictions that relate to the general commercial construction industry is a plus.

This position is responsible for the oversight of the capital repair and capital improvement programs as well as ancillary involvement with a wide variety of other departmental programs and initiatives. The Design and Construction Manager is a senior management position within General Services with direct responsibility for managing the Construction Division. This involves developing, implementing, and managing all aspects of the County's capital repair and capital improvement programs. This position will be challenged to grow the responsibility and management capacity of the Division and will have ample opportunities to perform responsible, difficult administrative and professional senior level work through assisting the General Services Director and Assistant Director with strategic planning, establishing short and long range goals, policy development, capital budgeting, organizing, and directing various aspects of facilities construction, maintenance, and contract administration. The successful candidate must have a strong background in construction project management and will be a professional and motivated self starter with the ability to step into existing projects, including the County's new courthouse project, and progress through multiple phases. Distinguishing Features:The ideal candidate will possess the following knowledge, skills, and abilities: * Considerable knowledge of building and fire codes, OSHA regulations, local ordinances, and of the methods, materials and equipment used in construction, maintenance, alteration, and repair of buildings and systems. * Considerable knowledge of trade practices in general construction, plumbing, carpentry, finishes, electrical work, HVAC, control systems, and of energy conservation means and methods. * Must ensure the safe and cost-effective construction, operation and maintenance of the County's facilities. * Ability to negotiate, demonstrate tact and professionalism, direct various aspects of project management and develop partnerships with senior management across multiple County Departments. * Ability to plan, direct, and evaluate overall activities of capital construction management and prepare project specifications, estimates, schedules, plans, maps and reports. * Ability to establish and maintain effective working relationships. * Ability to work with a variety of computer software programs and utilize data for decisions. The nature of the position requires the flexibility to be contacted around the clock, occasionally working outside the normal work schedule and occasional response to situations occurring after hours, on weekends, and holidays. Minimum Education and Experience:Four year degree in engineering, architecture, or construction management and five years of progressively responsible and relevant construction project management experience. An equivalent combination of education and experience may be considered. A valid N.C. Drivers License is required. Five years of increasingly responsible experience as a supervisor of multiple employees is preferred. This position is subject to working in high security areas governed by the US Department of Justice's "Criminal Justice Information Services (CJIS) Security Policy" and therefore requires successfully passing a more stringent criminal background check. Essential Duties and Responsibilities: * Manages staff and all aspects of the Construction Management Division. * Compiles data to develop and maintain the County's multi-year capital repair and improvement programs. * Coordinates the planning, design, and construction of facility projects. Meets with architects, engineers, contractors, and involved County departments to ensure facilities meet project specifications. * Monitors all project activities; contract administration, costs, schedules, time and materials, budgets and change orders to ensure objectives are achieved within budget and are in compliance and on schedule. * Reviews plans and specifications for construction projects, estimates costs, evaluates bids and proposals and makes recommendations. * Inspects facilities under construction in cooperation with architects to ensure compliance with drawings, specifications, building codes, and best construction practices. * Evaluates requests for facility renovations and additions; develops cost estimates, construction schedules, plans and specifications; coordinates work of in-house crews and contractors. * Coordinates roof management program; develops plans to conserve energy, procedures for monitoring energy consumption and costs; methods of identifying potential savings, and performs energy audit inspections. * Maintains related plans and documents for facilities and properties. * Prepares written material; correspondence, bid documents, reports, budgets, costs, contracts, schedules, requests for proposals and request for qualifications. * Assists with budget preparation and is responsible for budget monitoring and oversight. * May assume responsibilities for the department in the absence of the Director and Assistant Director. * Performs related work as needed.
