Job Summary

Responsible for establishing new escrow accounts and processing escrow documents in accordance with established policies and procedures. Acts as a neutral third-party between buyers and sellers during a real estate sale, managing funds and processing real estate transactions.

Essential Functions

  • Completes real estate escrow transactions by determining requirements; clearing titles; assembling, preparing, and reviewing closing documents; disbursing funds

  • Determines escrow requirements by studying and clarifying buyer, seller, and lender instructions

  • Obtains clear title by ordering title reports; resolving title defects; satisfying existing liens and encumbrances against property or principals

  • Establishes escrow account by depositing funds; maintaining records

  • Prepares transaction documents by completing forms and statements; collecting and reviewing existing documents

  • Completes calculations by prorating taxes and interest

  • Completes closing transaction documents by assembling documents; reviewing papers with parties; explaining provisions and procedures; answering questions; checking documents for completeness and accuracy; obtaining signatures

  • Completes closing by recording and filing documents; preparing and distributing final closing statements and title

  • Prepares HUD by utilizing lender instructions

  • Closes escrow account by balancing and disbursing funds

  • Complies with regulatory requirements by adhering, and enforcing adherence, to requirements.

  • Updates job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations

  • Enhances organization reputation by accepting ownership for accomplishing new and different requests; exploring opportunities to add value to job accomplishments

Job Complexities

  • Assignments are moderately complex in nature. Has latitude for un-reviewed action or decision

  • Acts in advisory capacity, making recommendations which may have an important bearing on the conduct of the organization's business

Supervision Received or Extended

  • Works under general supervision setting own priorities and objectives. Work reviewed for soundness of judgment and overall accuracy

  • No responsibility for supervision of others

Knowledge and Skills/Technology Used

  • Familiar with standard concepts, practices, and procedures within the escrow/title industry field

  • Knowledge of Microsoft Office applications

  • Good client relations and organizational skills

  • Ability to write routine reports and correspondence

  • Ability to speak effectively before groups of customers or employees of organization

  • Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume

  • Detail-oriented and professional; able to handle confidential information

  • Ability to deal with multiple types of roles such as real estate sellers, buyers, agents and brokers

Typical Education

  • High School diploma or equivalent

Typical Range of Experience

  • 2- 4 years related experience with 3+ years experience directly handling escrow transactions as an escrow assistant.

License or Certification

  • Escrow Officer certification from the Escrow Association or completion of escrow officer training program by a title company or bank.

Under general supervision, the mortgage loan officer is responsible for originating new mortgage loan business for the bank by working with Realtors, Builders, past clients, and other referral partners. Principal Duties and Responsibilities: Majority of duties performed, but not meant to be all inclusive or to prevent other duties from being assigned. * Solicit business from potential and existing customers (outside and inside business location). * Interviews loan applicants and processes loan applications for both purchase and refinance transactions. * Counsel borrowers about various loan programs and help them to select the program that best fits their financial goals and needs. * Assist the loan processor in gathering the necessary documents from the customer to prepare for underwriting. * Works closely with the processor and underwriter to address any underwriting issues and get closed. * Manages a large pipeline of loans including meeting closing deadlines, submitting loans to compliance, and making sure their pipeline meets the bank's requirements. * Provides and maintains a professional, business-like atmosphere within the organization. * Represents the financial institution in public relations activities and community affairs. Job Specifications: Knowledge, skills, and abilities normally required for competent performance in the job. * Thorough understanding of all loan programs and closing costs. * Have a good understanding of FHA, VA and conventional underwriting guidelines for all loan investors. * Must be able to meet strict time deadlines and work independently under pressure. * Must be detailed oriented and able to follow set guidelines. * Possess ability to sell oneself to potential customers and referral partners. * Excellent written and verbal communication skills.
