Summary

Reports to the Manager, Facility Services. Performs a variety of preventive maintenance duties in the repair, alteration, and modification of buildings and equipment in the assigned area of skilled trade positions such as Refrigeration Technician, Fire Systems Technician, Sterilization/Surgery Technician, etc. Responds to and follows through on corrective maintenance of serious problems or conditions as reported by other Facility Engineer staff, or as instructed by supervision. Works independently as assigned.

Maintains equipment and facilities in proper working condition in accordance with standard procedures, diagrams, or manufacturer's instructions in compliance with codes and requirements of accreditation and regulatory agencies by:

  • Responding to calls from hospital departments, Facility Engineering staff members and management, related to assigned areas of specialty including department responsibility. This includes follow up and repairs on heating, ventilation, air conditioning, refrigeration, sterilization, surgical beds, lights and equipment, construction, pump rebuilding, etc.

  • Works with architects, electrical/mechanical engineers and management staff on the review and submittal of recommendations relating to expansion, compatibility, and installation of systems and equipment involved in new structures and upgrade projects.

  • Ensures that operational manuals and procedures are current and in compliance with governing agencies in areas as assigned.

  • Performs preventive maintenance, tests, and inspections of systems and equipment through the utilization of applicable measurement devices, such as analyzers, decibel meters, anemometers, pyrometer, flow hoods, and volt-ohm meters as related to area of expertise.

  • Providing training to Facility Engineering staff, as well as other hospital team members and physicians on the proper safety and use of equipment.

Performs all functions of Facility Mechanic including inspecting equipment, buildings and manually operating equipment on a minimum daily basis by:

  • Operating and monitoring systems and equipment such as Building Automation Management Systems and computers, high- and low-pressure boilers, large commercial air conditioning systems including centrifugal chillers, refrigeration, pneumatics, etc.

  • Troubleshooting equipment, determining type and extent of malfunction of parts or components, obtaining materials and tools, making required repairs and testing for proper operation.

  • Maintaining routine records of equipment inspections, repairs performed, requests for service, time and material expended.

  • Performing job functions according to established departmental safety and operational procedures.

Performs other functions to maintain personal competence and contribute to the overall effectiveness of the department by:

  • Keeping work areas orderly, clean and safe and properly caring for tools, equipment and supplies.

  • Completing other job-related duties and projects as assigned.

  • Completes mandatory education, annual competencies and department specific education within established timeframes.

  • Completes annual employee health requirements within established timeframes.

  • Maintains license/certification, registration in good standing throughout fiscal year.

  • Direct patient care providers are required to maintain current BCLS (CPR) and other certifications as required by position/department.

  • Consistently utilizes appropriate universal precautions, protective equipment, and ergonomic techniques to protect patient and self.

  • Adheres to regulatory agency requirements, survey process and compliance.

  • Complies with established organization and department policies.

  • Available to work overtime in addition to working additional or other shifts and schedules when required.

Education and Experience

  • The knowledge, skills and abilities as indicated below are normally acquired through the successful completion of a high school diploma or equivalent. Completion of technical schooling, apprenticeship program, related continuous education and/or course work related to area of specialty preferred. Three to five years of related on-the-job experience at a large/ complex, commercial/institutional building to acquire the necessary skills and knowledge of assigned equipment and facilities, knowledge of complex commercial and institutional maintenance procedures, including basic electricity and plumbing, HVAC, high, medium and low-pressure steam boilers, energy management and pneumatic control systems also preferred.

Knowledge & Skills

  • Requires the mechanical ability to perform repairs on a variety of hospital equipment using specific hand and power tools as related to trade and/or area of specialty such as sterilization, etc.

  • Demonstrates and maintains courteous, cooperative relations when interacting with other personnel, hospital team members and the public.

  • Comprehensive knowledge of shop mathematics and blueprint reading skills.

  • Demonstrates the analytical ability necessary to perform calculations, interpret data from blueprints and manuals diagnose problems with equipment, and solve problems.

  • Applicable license and bonding information (i.e., Millwrights, HVAC, and Refrigeration Technicians, etc.) must remain current throughout the duration of employment.

Working Conditions

  • May be exposed to conditions due: to fumes, extreme temperatures, dust, noise, and hazards such as electrical shock or gases.

  • On call rotation as job requires and may vary with seasonal activities.

Physical Demands

  • Requires the physical ability and stamina (i.e., to lift, work on ladders/steps, walk, stand for prolonged periods of time, etc.) to perform the essential functions of the position.
