A licensed Engineer must safely monitor, maintain, and adjust Power Plant equipment and related systems for efficient operation and to ensure a reliable energy source for fluctuating heating, cooling, and emergency power systems.

  • Monitor power plant systems to include, but are not limited to Fire Alarm Panels, Bulk Oxygen Storage, Medical Gas Alarm Panels, Building Automation Systems, and Combined Heat and Power Systems will consistently provide a balanced and efficient plant operation to meet changing energy requirements.

  • Periodically record the power plant systems to ensure that equipment is operating normally. Investigate unusual readings and correct their cause while keeping the Chief Engineer informed on your progress.

  • Power Plant logs must be accurate, legible, and complete with less than 3 significant errors per month. Logs will be reviewed on weekdays by the Chief Engineer.

  • Start, stop, and adjust machinery according to weather and energy requirement conditions to ensure optimum efficiency of operation with less than 2 valid Hospital comfort complaints per month as indicated by Hospital or facilities personnel to the Chief Engineer.

  • Perform and log the results of bi-weekly chemical tests of water and steam systems and adjust the chemical treatment to maintain proper chemical values as specified by the chemical treatment company representative. Testing should not be missed more often than once a month and the results of periodic tests by the supervisor should not exceed prescribed limits more often than 3 times a month. Trouble shoot any abnormal readings and correct identified malfunctioning equipment affecting the system. The use of proper safety equipment is mandatory while working with chemicals and chemical treatment systems.

  • Accurately log data and inform incoming shifts of changes affecting the power plant and the reasons for any changes. Relaying normal information is standard practice. Accurately identify the nature of problems arising and take appropriate action while keeping the Chief Engineer informed. Improper reporting of log data or failure to relay appropriate information should not occur more than once per month.

  • Safely perform preventative maintenance and repair machinery as required to limit equipment failures and to ensure operations while providing data for the establishment of equipment overhaul schedules.

  • Safety concerns must be immediately reported to the Assistant Director of Facilities, Chief Engineer, the Director of Facilities, or the emergency Facilities on-call contact. There can be no exception to this standard.

  • Perform preventative maintenance tasks with an emphasis on accuracy and timeliness. Department policy dictates that all weekly and bi-weekly tasks, and at least 90% of tasks issued on a monthly, quarterly, semi-annual, or annual tasks cycle, are to be completed as reviewed monthly.

  • Initiate and perform repairs required on equipment found during the P.M. process. Notify the Chief Engineer of scheduling and parts requirements. Use proper safety practices and safety equipment such as gloves, goggles, and equipment lockout tags. Re-inspect equipment upon completion and document the results. Record any adjustments, the time required, and the parts used. Workmanship and timeliness of results will be monitored routinely by the Chief Engineer on an ongoing basis.

  • Maintain a safe, clean, and tidy work environment to minimize dangers to operating personnel where noise, heat, and equipment pose extra threats to personal safety.

  • Engineers must wear hearing protection whenever the emergency generator(s) are running as observed by the Chief Engineer.

  • Power Plant housekeeping includes trash removal, painting, insulating, floor, and machinery cleaning. Removal of oil, grease, dirt, and soot from all surfaces is routinely required. Assigned areas should be swept and mopped monthly, and machinery should be wiped down at least quarterly. The tidiness of the Power Plant includes storing parts, supplies, and tools. After each task or before shift change, tools should be picked up and returned to their proper places. Visual inspection of areas of responsibility will be done by the Chief Engineer as a check for compliance.

  • Engineers must respond as required to emergencies to minimize the threat of injury or damage to the hospital or its occupants. This includes responding to Hospital fire drills as part of the fire response team as prescribed by the Facilities S.O.P. manual. There can be no exceptions to this standard.

  • Engineers must respond during off-hours to calls regarding equipment or systems in the Power Plant's assigned scope of responsibility. The response is to be observed and reviewed by the Assistant Director of Facilities, Chief Engineer, or the Director of Facilities.
