Job Summary

Managing 549,000 square feet of space, Building Engineer maintains and improves the infrastructure of facilities that fall under the HQ multi-site umbrella including the 2999, 3100, 4625, and 5420 building spaces. The role ensures the mechanical, structural, and electrical infrastructures of the company's buildings comply with County safety standards and meet the utility/aesthetic needs of the business. This role services the Café, conference rooms, office/desk requests, employee population loads, employee relocation, landscaping, and general needs of company spaces to keep the business running smoothly.

Responsibilities

  • Performs general mechanical repair, equipment modification, electrical upgrades, and HVAC / AHU / AC replacements and repairs on property portfolio.

  • Upkeeps multi-site county annual/semiannual testing and repairs on equipment such as sprinklers, elevators, hydrants/backflows, fire extinguishers, stairwell pressurizers, hood fans, and fire alarms.

  • Provides best in class customer service to employee maintenance or service requests, multi-tasking throughout day to deliver direct support to employee needs/concerns.

  • Maintains, repairs, modifies, upgrades, replaces, installs, and manages the building spaces of company sites such as conference rooms, parking decks, and the NAPA Store Server to ensure steady upkeep of all facilities.

  • Monitors and logs the daily operation of all mechanical equipment in physical buildings.

  • Follows preventative maintenance programs for buildings.

  • Monitors the quality and pricing of maintenance work performed by outside contractors.

  • Receives and responds to service calls for facilities and on occasion for other buildings on rotational basis.

  • Actively participates in emergency response procedures, technical and safety training programs.

  • Monitors and performs building and parking deck inspections and follows through with needed corrections as necessary.

  • Performs minor carpentry tasks, replacing ceiling tiles, door hardware, locks, panic bars etc.

  • Requisitions necessary materials to complete required repairs.

  • Performs additional duties on an as needed basis.

  • Actively participates in professional organizations that will provide insight to new standards/practices and code compliance.

Qualifications

  • High school graduate or equivalent GED.

  • 5+ years of electrical maintenance experience.

  • 2+ years of commercial mechanical/structural maintenance experience.

  • Ability to repair building electrical, plumbing, & HVAC auxiliary systems including cooling tower cleaning, sand filters, chiller maintenance, pump maintenance, etc.

  • Extensive knowledge of hand and power tools.

  • Experience & proven ability to safely secure hydronic and electrical systems for maintenance.

  • Strong knowledge of building auxiliary systems (i.e., fire-life safety, stand by emergency generators).

  • Familiarity of general building systems.

  • Ability to write and execute written and oral instructions.

  • Ability to pass pre-hire background and drug screen.

  • Valid driver's license as required to drive any vehicles which may be assigned along with driving skills.

  • Strong knowledge of safe work practices and procedures typical for maintenance operations.

  • Knowledge of maintenance and operation of building automation, water treatment and fire life safety systems.

  • Good interpersonal and a positive team attitude.

  • Familiarity with computers and operations and office automation applications, including Microsoft Office.

  • Strong customer service orientation.

  • Excellent verbal and written communication skills.

Physical Demands / Working Environment

  • Ability to safely wear a respirator, climb ladders, enter confined spaces, lift heavy objects and perform other physically demanding tasks.

  • While performing the duties of this job, the employee may be required to walk long distances to cover property portfolio.

  • The employee must frequently lift and/or move up to 50 pounds and occasionally lift and/or move up to 100 pounds.

  • Safely and skillfully use all types of related hand and power tools.
