Facilities Management (FM) provides maintenance, grounds, and custodial services to the entire campus. FM serves as a partner within the zone structure for the Contract Colleges (CC), Endowed (EN), and Student and Campus Life (SCL) zones.

As a key steward of the University's facilities, FM is responsible for facility assessments, skilled trades, general construction, building care, grounds, recycling, asbestos, and the management of planned, corrective, and preventive maintenance.

Duties and Responsibilities:

Perform installation and maintenance of all building heating, ventilating, air conditioning and direct digital building management control systems. Assist with the maintenance of other building systems such as plumbing and electrical systems.

The EMCS Operator role is a unique role that is a combination of duties that include building automation controls and troubleshooting, customer service, and dispatching. As the sole operator on duty, the successful person will monitor the campus utilities using a highly complex series of building automation devices used to control the buildings HVAC systems, monitor functions of HVACR, plumbing, and line voltage electrical systems, provide live customer support for all facilities related issues, and keep current with changing technologies.

The EMCS Operators monitor control stations and respond to alarms, revise control points as needed, troubleshoot and/or coordinate repairs to HVACR systems and controls, and initiates tickets for assistance and repairs when necessary. Works as a single point of contact for the entire campus for facilities related issues, once a call or alarm is found, they dispatch a campus shift mechanic to physically respond to the issue or provide on site support for the caller. The EMCS Operator also coordinates trades and contractor responses for all emergent issues outside of the normal business hours of 7:00am to 3:30pm Monday through Friday.

The operator works a 28 day rotating shift schedule, working 7 day shifts and 7 night shifts every 28 days. The shifts run from 6:00 am to 6:00 pm of 6:00 pm to 6:00 am depending on the day or night rotation.

As a member of this four person rotation, reliability, dependability, and good communication skills, and the ability to work 12 hours rotating shifts are essential for success. EMCS Operators staff the position 24 hours a day, 7 days a week all year long including holidays, campus closures, etc.

These are Endowed, union positions within the BTC. The pay rate beginning 7/1/2024 is $40.47/hour.

We require these qualifications:

  • Must have a high school diploma or equivalent and a minimum of five (5) years of experience in the building management control system field. Apprentice certification desirable.

  • Must belong to the local Electrician or Plumbers Union, or join within 30 days of employment.

  • Must have the ability to prepare written documents, reports and summaries of work activities.

  • Must have excellent interpersonal, communication and customer service skills, as well as the ability to work in a team environment.

  • Must be knowledgeable of building mechanical systems, including hydronics, steam and air handler unit systems.

  • Must be able to wear respirator and other employer-provided safety and PPE.

  • Must have and maintain a valid US driver's license.

  • Must have experience with computers and building controls systems.

  • May be required to use own vehicle on the job.

  • Will be required to inspect and work in crawl spaces, attics, laboratories, ventilation equipment, mechanical rooms, mechanical shafts, sub basements and confined, isolated areas. Access to these may be by ladder or scaffold tower on platforms up to 100' high.

    Risk exposure to asbestos, toxic vapors, heat, cold, height and accumulated dirt. Must be available to work overtime as duties require, including weekends. Possibility of shift work.

    Delivers heavy material to job sites. Must have ability to ascend and descend heights, have agility and freedom of movement, ability to climb stairs, ladders and scaffold, and ability to move easily in confined spaces.

Position will require the ability to work shift work. Ability to work with a small team with considerable independence.

Familiarity with OSHA safety requirements preferred. Pneumatic experience preferred.
