The Trade Specialist will be a subject matter expert for their specific trade role and will primarily be responsible to review relevant trade related proposals for repair and replacement. This position will work directly with our service providers and staff to answer any industry related questions and ensure we are in line with all industry best practices and pricing.


Review and evaluate all repair and replacement proposals through fmPilot (software application) specific to commercial settings

Utilize personal trade/field experience to identify pricing errors, overcharges, and proper breakout to help control/monitor repair costs

Communicate with service providers, FacilitySource team members, and clients

Review and respond to work orders in a set time frame

Review work order history of location for prior system repairs

Negotiate best possible terms for repair scenarios with service providers

Develop internal and external partnerships and utilize influencing skills to secure best services at best cost to the client

Foster both Client and Service Provider relationships while achieving the desired results of controlling expense

Maintain detailed records of activities and completed work orders and track financial savings

Candidates must be willing to work schedules based on the client operating hours, which may include evenings, holidays, and weekends. Specific information will be provided by the recruiter

May require occasional overnight travel to visit customer locations


Knowledge, Skills & Abilities:

Advanced engineering principles and practices

Ability to improve job costs through negotiation with vendors

Ability to conduct research to ensure accuracy of all estimates

Ability to recognize cost-saving opportunities and provide alternate options when needed

Workflow comprehension

Proficiency in preparing work orders, trade documents, and e-mail communications

Well-developed problem solving skills

Self-motivated and detail oriented

High sense of urgency with ability to meet deadlines

Adaptable to an ever changing environment

Strong multi-tasking ability

Strong computer skills with an emphasis on Microsoft Office applications

Listens and communicate effectively with a diverse group of people


Bachelor's degree in relevant discipline preferred (Facility Management, Mechanical, Building Construction, Engineering etc.) and/or 4+ years' work related experience in Technical Trade
5-10 years commercial experience in specific trade

Licensure or certification in specialized trade

Provide remote support to our clients for individual site and portfolio improvements. DUTIES & RESPONSIBILITIES: Respond to work orders in a set time frame Review history of location for potential trends Review alarm history to assist in triage of store issues Make recommendations to Team Leads on improvements to client systems Ability to work with a data repository dashboard Check controls for HVAC equipment operation via remote access Remotely reset or adjust controls settings to resolve issues and minimize unnecessary HVAC dispatches Assist technicians in trouble shooting control problems remotely via phone Electronically dispatch work orders to repair contractors, as needed Maintain detailed records of activities and completed work orders Document actions and related information into the history of the location Lighting schedule administration Operate a personal computer and related software and demonstrate proficiency to prepare work orders, documents, e-mail and timesheets. Additional Duties as assigned May be required to work on-call hours as needed Must log into phone system and be available to answer inbound calls from field technicians SKILLS & QUALIFICATIONS: Knowledge, Skills & Abilities: * Principles, methods, materials and tools used in the HVAC trade; the hazards and precautionary methods; the theory and practical applications of commercial and solid state electronic control systems; the functions and mechanics of HVAC systems, centrifugal chillers, screw chillers, boilers and pumps Basic knowledge on electrical troubleshooting Basic understanding on HVAC systems and controls Basic understanding of automation system operations Read and interpret mechanical and electrical schematics related to the HVAC Listen and communicate effectively with a diverse group of people via e-mail or phone Demonstrated ability for problem solving Self-motivated Strong computer skills including Microsoft Office products Detail oriented Ability to meet deadlines Adaptable to an ever changing environment Multitasking capabilities Technical skills and aptitude in transferrable fields EMS COORDINATOR TIER SYSTEM This role has two tier levels. To qualify for tier level ll an associate must have the following: One year experience working in the FacilitySource EMS Department Qualifying quality scores Be versed in and can operate in all client accounts and EMS systems EDUCATION & EXPERIENCE: Combination of training and/or experience in HVAC operations and maintenance preferred Building Automation and/or Energy Monitoring System experience preferred Minimum one year operating a computer-based HVAC system, for an energy management program, in a commercial setting.
