Market Job Description About Wells Fargo Philippines Wells Fargo Philippines enables global talent capabilities for Wells Fargo Bank NA., by supporting business lines and staff functions across Operations, Risk and Compliance, Project Management, Finance & Accounting and Data Analytics. We operate in Taguig City, Metro Manila. About the role The Loan Servicing Specialist 3 is responsible for performing a variety of loan servicing tasks under the Home Lending department. Team member's primary function will be to work with real estate taxing authorities, vendors, and other internal and external customers to research, pay, and procure real estate tax information. Responsibilities * Collects Tax files from Tax Authorities or tax vendor through email, voice call and vendor website. * Reviews tax files/ parcels if loan information is correct - property address, borrower and others. * Reviews tax files/ parcels if the taxes and insurances are current or delinquent * Updates system of records with the correct tax information if delinquent taxes are found. * Reviews/ verifies tax delinquency on Home Equity Accounts * Contacts tax authorities via email, website or phone to validate tax status on Home Equity Accounts. * Updates system of records for Home Equity Accounts with the correct tax information. * Tax Escrow: Will work on Region Specific queue and will follow specific procedures of taxing authorities to research the amount of taxes due and ensure timely and correct payment * Tax Escrow: When an account has delinquent taxes, interest, fees or penalties. Team member must determine if these were the responsibility of the customer or Wells Fargo. * Tax Escrow: Ensures that Wells Fargo is in compliance with Fair Debt Collection Practices Act (FDCPA) and Wells Fargo Policy, by determining the root cause of the fees. Once the cause is determined, EGS will validate the amount of the fees and pay the fee from the appropriate account (Wells Fargo internal accounts, customers, or customer escrow accounts). * Tax Escrow: Reviews system of records if there are taxes, special assessments, or other payment that is required to a taxing authority outside of the regular tax cycle * Tax Escrow: Will do research on potential problem received by Wells Fargo Real Estate Tax Services (WFRETS) from internal sources or from customer request and do necessary actions to resolve the Issue. May require to contact Tax Authorities. * Tax Non Escrow: Tax sale release research * Tax Non Escrow: Penalty Coding * Tax Non Escrow: Reviews Delinquent taxes at least 50 days prior to a property tax sale date. This review will determine if customers have paid their outstanding taxes after being contacted by Wells Fargo. If tax is delinquent, team member will do necessary disbursement forms to issue payment and place escrow on the account. * Tax Non Escrow: Delinquent Tax Processing (Paying taxes to stop potential tax sale and ensure we comply with investor requirements) * Tax Financial Support: Reviews returned check/refund information and use procedures establish by the U.S. team to apply the funds to the appropriate account * Tax Financial Support: Title Claim. Wells Fargo pays tax bills to clear the title and the team member will Determine the third party vendor who is responsible for the tax bill and will contact the responsible party and attempt to be made whole * Exhibit accurate attention to detail when matching detailed information * May work with attorneys, trustees and other Wells Fargo business units * Maintain a professional and courteous working relationship with internal and external customers * Team Lead experience is an advantage Market Skills and Certifications * Completed at least 2nd year in college * At least 1 to 3 years of relevant experience; with loan administration experience an advantage. Experience in home mortgage is preferred. * Good team management skills, problem solving skills, time management skills * Must be able to adapt to assignments quickly. Ability to manage multiple tasks under pressure.
