Job Description Summary

The Disclosure specialist works with Loan Officers and Operations Managers to ensure that loan applicants receive complete and accurate initial disclosures and revised disclosures for single family permanent loans in a timely manner. They must assure initial disclosures/revised disclosures meet all HomeStreet and regulatory requirements for both accuracy and timing. They support Loan Officers by ensuring that the pricing quoted by the loan officer is accurately reflected by initial disclosures/revised disclosures and by responding to special requests in a timely manner.

Job Details

Primary Functions:

  • Monitor Single Family Lending pipeline/dashboard of loans to ensure timeliness of disclosures.

  • Ensures that fees entered are appropriate for the program type and geographic area of the loan.

  • Clarify with production, operations, and/or compliance any ambiguous pricing or product issues.

  • Ensures disclosure packages are complete, include all documents required, and are appropriate for the type of loan and are correct for the geographical area.

  • Prepares initial disclosures.

  • Prepares revised/Change in Circumstance disclosure packages.

  • Prints Disclosures or send electronic disclosures if the borrower has eConsented

  • Ensures timely delivery of the disclosure package to borrowers.

  • Responds to production requests for disclosures in a timely manner.

  • Ensures loans are properly classified in the system to move the loan process forward.

  • Balances loan fees and adjust for borrower/seller/lender paid fees. Ensures that hard copy file information matches information in Loan Origination System.

  • Reviews loan file to ensure that all aspects are complete and accurate to ensure the loan is ready to proceed on with the rest of the loan process.

  • Reviews documents included in the loan file to ensure that the requirements for the initial disclosure procedure are met.

  • Assists Loan Officers and operations staff with fees and other loan aspects to ensure accurate disclosure and/or cure as needed.

  • Stay current on all policy, procedures, and compliance as it relates to disclosures and residential lending

  • Complete required training as specified

  • Demonstrates superior partnership and excellent customer service through timeliness of service, responsiveness and problem solving.

  • Perform other duties as requested and assigned.

Qualifications:

  • High school diploma or equivalent is required. Bachelor's degree in relevant field preferred.

  • Minimum 2 years of progressive experience in operations. Focus on disclosures and loan set up preferred.

  • Single Family loan product knowledge preferred.

  • Disclosure compliance experience and knowledge preferred.

  • Computer knowledge and experience.

  • Excellent communication and customer service skills, whether over the phone, in person, or in writing

  • Must have a strong attention to detail and accuracy

  • Ability to work in a fast paced environment and manage to tight timelines

  • Excellent organizational skills including the ability to work independently, set priorities and handle multiple tasks

  • Must work ethically and practice sound fiduciary responsibility at all times. Must exercise excellent judgment, accept responsibility and handle confidential information

  • Excellent problem solving and research skills

  • Able to work as part of a team and with people of diverse backgrounds

Mental and Physical Considerations:

  • Able to operate a Personal Computer and view information on a monitor.

  • Must be able to sit for many hours each day.

  • Must be able to communicate via telephone and possess dexterity to include filing document, reaching and bending.

  • May be required to stand for extended periods of time.

  • Ability to lift or carry up to 10 pounds

  • Ability to speak and understand English and express ideas and have difficult conversation in person and over the telephone

  • Ability to listen and comprehend speech.

  • Ability to problem solve, make decisions, interpret data and information, read, write and organize information in an orderly manner.

  • Willing and able to travel occasionally as needed.

Work Environment:

  • Normal business office environment.

  • Ability to work in artificial light for extended periods of time

Job Description Summary The role of the Underwriting Senior is to assist the Loss Mitigation Department with technical questions and assistance to ensure the department meets their goals of turnaround standards, accuracy, compliance and providing excellent customer service. The duties and responsibilities of this position will encompass the underwriting of assigned loans in accordance with company and investor guidelines. Job Details PRIMARY FUNCTIONS: * Understand and maintain a thorough knowledge of all company, investor, correspondent programs and requirements and keep abreast of investor/insurer and regulatory changes in the industry with an ever-changing environment. * Ability to calculate qualifying income including analyzing tax returns and financial statements. * Review new BRP's and condition for additional documents if needed * Complete a thorough analysis of entire loan package to determine compliance with company, investor, and FHA/VA guidelines. * Serve as a technical resource for the group. Answer questions about program requirements, regulatory requirements, software usage and other issues as necessary. * Assist with internal file audits and/or other compliance issues as required. * Assist in supervising Underwriting staff during the Underwriting Supervisor's absence. * Assist in handling absences of assigned staff. * Review all retention denials for Short Sale eligibility. * Review Portfolio BRP's and submit Loss Mit recommendations to upper management for approval. * Work to ensure that all staff are trained to company standards. Help co-ordinate training within the group and with other departments as necessary or appropriate. Report to management progress and/or issues. * Participate in departmental projects as required. * Be available to staff for interpretations and questions in general or for specific loan files. * Thorough knowledge of reviewing Residential appraisals. * Assume additional duties as they arise, cross-train within the department, and be responsive to the department. QUALIFICATIONS: * Minimum five years of Mortgage Underwriting and short sale negotiation experience or equivalent. * Possess good judgment, ability to accept responsibility and handle confidential information. * Good at problem solving, researching, and decision making. * Willing to work overtime, when needed, to maintain an acceptable response time to our production staff, as outlined by manager. * Excellent communication skills - phone, personal contact and written. * Able to work as part of a team, as well as independently, and with people of diverse backgrounds. * Maintain effective communication and working relationship with manager, co-workers, branches, home office departments, correspondents and brokers. * Must be a self-starter, dependable, accurate in completing responsibilities with strong attention to detail and organizational skills. * Professional in standards, skills and manner of dealing with others. * Able to accept and facilitate change whether indicated by corporate needs, market, or regulatory requirements. * Proficiency with MS Office (Excel and Word) and MS Outlook.
