The Director, Property Development is primarily responsible for leading and managing the design, preconstruction and construction activities for a specific region (multiple sites) within the QTS footprint. Identifying, developing, growing, and maintaining relationships with key internal and external stakeholders to include Facilities, Contractors, Designers, Engineers, Commissioning Agents, Vendors, and Data Center Operations staff is critical to the success of this position.

RESPONSIBILITIES, other duties may be assigned

  • Drive work with QTS stakeholders, design, and construction teams to create master development programs for our largest sites and Greenfield projects

  • Implement and maintain cost control best practices within site development projects

  • Develop and maintain relationships with some of our largest and most influential customers.

  • Implement and manage site development plans to achieve time, budget, and quality standards in a predictable fashion

  • Create and communicate updates on development program & project status on a monthly basis suitable for executive level reviews

  • Write scopes of work for design, construction, commissioning services & participate in procurement and project cost estimates

  • Evaluate and level pricing proposals for design, construction, equipment supply and commissioning services

  • Monitor & create project budget / cost-to-date against overall project budget

  • Establish project schedules and manage teams to on-time completion

  • Review and approve monthly pay applications from the contractors

  • Review change order requests from contractors and negotiate pricing

  • Establish site construction security procedures in conjunction with site security team

  • Ensure appropriate submittals are coordinated with site stakeholders

  • Develop plans for product deployment and review / communicate plans with QTS staff involved

  • Represent QTS Interests as leader in OAC meetings

  • Create & build relationships that enhance QTS ability to be leader in creating the World's Most Valuable Data Center Real Estate

  • Work with the internal team to enhance project management processes and protocols

BASIC QUALIFICATIONS

  • Bachelor's degree in Construction Management, Electrical/Mechanical/Architectural Engineering, related field or equivalent professional experience

  • Ten or more years of experience with delivery of mission critical data center facilities

  • Ten or more years of experience with management of MEP trades

  • Five or more years of rapid construction development and deployment experience

  • Five or more years of professional experience in commercial construction practices and procedures, including management of Lump Sum, CM@Risk, and Design Build project delivery methods from conceptual development through procurement to close out

  • Five or more years of professional experience leading teams

  • Thorough understanding of Cash Flow Management Related to Large Capital Projects/ Campuses.

  • Experience with Microsoft Office suite, specifically PowerPoint for use in communicating program updates to executive-level and Excel to create and maintain site program & individual project budgets

PREFERRED QUALIFICATIONS

  • MBA, Masters in Engineering Management, or related field desirable.

  • Electrical Systems Training-External Board Certifications

  • OSHA Related Experience Related to Safe Operation related to Live Systems

  • Detailed Knowledge of Detailed Components related to Data Center Power Equipment

This position is located in Billings, MT (candidates located in other states must be willing to relocate) This position has a potential signing bonus of up to $10,000 In this role, you will: * Investigate and determine coverage onsite of loss and adjusts all elements of Property Loss claims of moderate-high severity. * Handle moderate- severe complexity claims assigned under little supervision. * Investigate and evaluate onsite to resolve complex coverage and damage issues to include preparing complete estimates of repair for the covered damages. * Explain coverage of loss, assists policyholders with itemization of damages, emergency repairs and additional living arrangements. * Works with and may coordinate a number of vendor services such as contractors, emergency repair, cleaning services and various replacement services. * Identify suspicious losses. Recommend referral to SIU where appropriate and may assist the SIU in their investigation and settling of the claim. * May be called upon for catastrophe duty This role might be for you if you have: * Demonstrated understanding of building construction principles. * Strong knowledge of claims handling procedures, and a full working knowledge of claims operations and procedures. * Proven ability to provide exceptional customer service experience. * Effective negotiation skills. * Ability to effectively and independently manage workload while exhibiting good judgment. * Strong written and communication skills; interpersonal skills; computer skills with the ability to work with multi-faceted systems; and analytical skills. * The capabilities, skills and knowledge required is normally acquired through Bachelor's Degree or equivalent experience and at least 5 years of directly related experience. * Completion of advanced property training. * Ability to obtain proper licensing as required.
