Director of Residences

About the role:

The Director of Residences is responsible for property management, fiscal management, asset management, HOA management residential services and lifestyle, and people management. This person will focus on advocating for homeowners and the homeowners' governing bodies and managing the luxury private residences experience. The DOR will work closely with hotel operations to ensure the resident experience is exceptional throughout the property. Prefer candidate that speaks Spanish and has international experience in Luxury Markets. For qualified internal candidates, assistance will be provided to obtain a visa for an international internal transfer.

Prior experience in a mixed-use residential hotel is preferred. This position reports to the General Manager and is part of the Planning Committee (hotel leadership team).

What you will do:

• Advocate for Homeowner, liaison between property Board of Directors, Homeowners, Developer, Real Estate professionals and Four Seasons.

• Provide leadership and development to the Residential Services team and create a sustainable succession plan for the property.

• Develop and enforce residential service and product quality standards

• Conduct regular inspections of exclusive and common area residential spaces, make recommendations for improvements, address deficiencies.

• Monitor and review all financial reports, analyze results and initiate improvements

• Manage all purchasing, procurement and third-party contracts on behalf of residential.

• Prepare a comprehensive annual operating financial plan, for all departments in the residential operation including repair & maintenance, utilities, long term capital, employee relations and others.

• Control all capital and reserve fund expenditures and ensure proper guidelines are adhered to and projects are completed promptly.

• Represent the interests of the residents, residential operation and residential employees in a fair, impartial and equitable manner.

• Educate property team on residential updates, priorities and programs

• Keep the Corporate Office and Regional Residential leader informed about the condition of the residences and all-important factors of the operation.

• Represent the corporation and the residential operation to the public, industry and government to enhance its reputation and gain recognition for their competency and contribution.

• Attend functions, social and/or business, to help develop a rapport and to establish credibility within the local community and residents

What you bring:

• Experience working in a similar position within property management, residential operations, and/or hotel management. Previous Department Head experience preferred.

• Must have working knowledge of computers and systems, previous hotSOS, REX, ADP and Birchstreet experience preferred.

• Previous experience in Ownership and Stakeholder Liaison.

• Proven financial acumen.

• Professional property management training or preferred management certification such as IREM or CAI or similar as recognized in the region and must be knowledgeable of local property management laws and practices.

• Residential/Hotel Operations or Management, Accounting/Financial Management, Business Management - Building Management

• Fluency in English is required for this location and this job requires applicants to have current work authorization in the in the United States. Prefer bilingual in Spanish.

Schedule & Hours:

• This is a full-time position.

• A successful candidate will have a flexible schedule, and the ability to work morning, afternoon and evening shifts, weekends, and holidays.
