The Role

The Director of Project Management will own the responsibility of overseeing the renovation process on acquired single family homes throughout the entire portfolio. The DOPM will be responsible for aiding in the exit strategy decision making process for all acquired properties. The DOPM will oversee all Project Managers across all markets in executing the property renovations with careful attention to time and budget goals. The DOPM will also ensure quality standards are met with each renovation project to deliver quality homes for the resale market. The DOPM will establish and nurture relationships with local real estate agents in each market to ensure we receive profitable offers on homes sold on the MLS.

This is a full-time, salary plus bonus position. This position is based in Knoxville, Tennessee. This is not a remote opportunity.

What you will be working on

  • Developing and executing initiatives in alignment with department goals
  • Ensure company project management goals are achieved or exceeded
  • Partner to recruit and hire team members
  • Implement training and development plan for new team members
  • Oversee and ensure successful training and development programs, and continuous mentorship for existing team members
  • Develop individual plans, goals and objectives for each individual Project Manager
  • Evaluate team performance
  • Address any team member performance issues and create performance improvement strategies and lead improvement efforts
  • Implement and execute departmental employee retention program
  • Provide updates and briefings on team performance and goal achievement benchmarks
  • Participate in leadership meetings
  • Approval of the scope of work on each individual renovation project
  • Approval of project timelines and completion dates
  • Approval of budgeted costs to complete each individual project
  • Assisting and directing individual Project Managers in finding and vetting new contractors and vendors
  • Approval of bids from contractors
  • Conduct visits to current projects to verify Project Managers are executing projects to company standards
  • Approve hiring and firing decision with contractors and vendors
  • Providing updates and briefings on individual renovation progress and challenges
  • Problem solving and solutions made in real-time
  • Provide updates and briefings on team performance and goal achievement benchmarks

Requirements

  • Construction or property management experience in a new build or renovation/rehab environment
  • Prior project management experience
  • Prior leadership experience
  • Verifiable experience in vendor/contractor retainment and retention
  • Positive, team oriented attitude
  • Expert level communicator by use of app technology in addition to written and verbal communication
  • Exemplary analytical skills and ability to communicate and present market value data and market trends analytics to executive team
  • Proficient in modern smart technology with the ability to use multiple platforms, devices and smart device applications (apps)
  • Ability to travel to projects in multiple markets
  • Must be able to confidently navigate independently to and from properties independently
  • Valid U.S drivers license and reliable transportation
