Department: Building Operations
Work Hours: Full-time, Monday through Friday with on call availability
Oversee day-to-day activities and personnel within the building and system maintenance service area. This position requires tact, sensitivity, and professionalism to guarantee customer/resident satisfaction The Director, Maintenance will maintain the interior and exterior physical plant, equipment, and grounds. Recruit, hire, train, supervise, and develop the maintenance staff. Purchase and account for building services supplies and equipment.
ESSENTIAL FUNCTIONS OF JOB
Responsible for all maintenance department operations & personnel
Completes appropriate maintenance tasks within skill set.
Regular inspections of the facility, for safety, upkeep, appearance & equipment performance
Supervise and assign maintenance staff responsibilities and schedules in accordance to priority and operational and budgetary guidelines
Processes and submits monthly expenses and budget data timely.
In conjunction with the Move-In Coordinator Conducts inspections on apartments prior to occupancy.
Schedule & ensure completion of all maintenance & repairs
Ensures transportation vehicles are maintained in good working condition. Have vehicles regularly inspected to ensure safety and cleanliness.
Oversees that all passengers are safely driven from community area to destination according to schedule
Provide oversight of maintenance/repairs & ensure contracted services are completed in a timely fashion
Develops and implements a comprehensive preventative maintenance program
Maintains records of all repairs, preventative maintenance, warranties, and inspections
Assist in overseeing community drivers and maintenance of community fleet
Maintain Emergency Management records and conduct basic campus fire safety education
Coordinating department operations, budgets, and monitoring expenditures
Ensure all maintenance work is in accordance with State/Federal & OSHA standards
Must have the ability to be "on-call" for emergency situations

Must possess professional and effective communication skills to work with managers, employees, external applicants, and visitors to the facility.
Works collaboratively with all individuals within the facility.
Maintains confidentiality of information.
Represents the facility in a positive manner.
Performs other related duties as assigned.

Direct report to Campus Senior Community Director
EDUCATION/TRAINING/SKILL SET
Excellent customer service and public relations skills
High School Diploma or Bachelors/Technical degree in related field.
Working knowledge of machinery, tools, repair techniques, HVAC, plumbing and related repair.
Experience or willingness to learn electrical systems, phone systems, fire panels, emergency response systems and disaster preparedness preferred
Proficient in Microsoft Office.
Ability to handle multiple priorities.
Provides leadership by exhibiting confidence in self and others; inspires and motivates others to perform well
Experience in related health care environment, long-term care or acute care, working with the geriatric population preferred
Experience in HVAC, plumbing, electric, carpentry & general maintenance
Strong work ethic, intense drive, initiative for quality service
Ability to multi-task / stay on task & maintain focus in stressful situations
Evidence of solid leadership and supervision skills
PHYSICAL DEMANDS OF JOB
Must meet the general health requirements set forth by the policies of the facility with a medical and physical examination.
Must possess sight and hearing senses or use prosthetics, which will enable these senses to function adequately so that the requirements of the position can be fully met.
Must be able to walk, sit for extended periods of time, bend, lift and carry up to fifty (50) pounds and occasionally push carts weighing up to one hundred (100) pounds.
Required to reach, handle and manipulate equipment frequently.
Moves intermittently throughout the workday.
Works in and around all areas of the facility.
Is subject to frequent interruptions and must then adjust schedule accordingly.
Is subject to falls, burns from equipment, and reactions from smoke, disinfectants and other air contaminants.
May be subject to handling of and exposure to hazardous chemicals.
Is subject to exposure to infectious waste, blood and body fluids, diseases, conditions, etc., such as TB, AIDS, and Hepatitis B viruses.
May be subject to emotionally distraught residents, family members, visitors, personnel, etc. and must possess the ability to cope with the stresses of the environment.
