The Director of Maintenance at a Brightview community serves as a leader and coach to our team of maintenance technicians and housekeeping associates to ensure a safe, attractive, clean, well-maintained and vibrant living experience for our current and future residents and guests. Brightview Bethesda- Woodmont will be our next senior living community opening in Maryland and will include Assisted Living and Memory Care options in the heart of downtown Bethesda, Maryland. The Community will be opening Summer of 2019, and we are looking to identify our next Maintenance Director who can start laying the groundwork to a successful entry into this market.

In this role you will be responsible for the daily maintenance of the building, grounds and equipment on the community, assuring its good repair, cleanliness, attractive appearance and safety. You will build, develop and manage your team and serve as a role model for others to embrace a culture of safety.

Additional responsibilities will include management of all community service contracts, proper tracking of all documents related to preventative maintenance and resident work orders, purchase of equipment and supplies, management of expenses to the approved community budget, and oversight of bid generation for capital purchases, renovation projects and service contracts. This is a critical role within the Brightview community leadership team, and allows for the opportunity to create a dramatic and positive impact on our residents' ability to live an active vibrant life!

With our residents in mind, the right candidate will have:

  • High school diploma or equivalent certificate.

  • Proficiency with hand and power tools, carpentry, plumbing, electrical, equipment repair, and painting.

  • Ability to organize and manage multiple priorities.

  • Strong customer orientation to older adults.

  • Valid and appropriate driver's license with driving record in good standing.

  • Ability to effectively communicate in English.

Brightview Senior Living opened its first senior living community in 1999 and today offers over 35 communities in eight states (and counting!!!!). The communities include Independent Living, Assisted Living, and Alzheimer's Care options and we are currently experiencing very impressive and sustained growth.

Job Description ESSENTIAL FUNCTIONS AND RESPONSIBILITIES * Operate, replace and repair HVAC Equipment and work with all refrigerants * Ability to troubleshoot HVAC systems, refrigeration systems, related controls, motors, etc. * Assist with troubleshooting and repairs of buildings and installed systems to include: packaging and handling machinery, plumbing systems, kitchen equipment, roofs, drains, shop, and grounds equipment * Clean, lubricate, and service a wide variety of pumps, valves, pneumatic controls, electrical, mechanical, and hydraulic devices * Complete all required safety training on time as assigned by the company * Assist with installation and modification of building equipment and systems * Replace and repair building finishes such as ceiling tiles, door hardware, wall paper, and can paint walls, piping, floors and equipment * Troubleshoot, evaluate, and make recommendations to upgrade maintenance operations and/or implement savings opportunities * Possess competent knowledge of the use and care of tools and equipment used in facility and ground maintenance * Respond immediately to emergency situations and customer concerns * Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions, preventative maintenance * Maintain and operate fire and life safety systems such as; Fire alarm systems, fire pumps and related fire protection system equipment * Perform soldering, welding, carpentry, and snow removal when necessary * Comply with all applicable codes, regulations, governmental agency, and Company directives as related to building operations and practice safe work habits * Ability to use technology such as; smart phones, tablets, computers, web-based applications, building automation systems, etc. * Complete all required C&W Safety Training as scheduled annually. * Comply with C&W Uniform Dress Code while working and maintain a neat and clean appearance while on the property at times other than working hours KEY COMPETENCIES * Technical Proficiency * Initiative * Flexibility * Multi-Tasking * Sense of Urgency IMPORTANT EDUCATION * High School Diploma of GED Equivalent * HVAC trade school certificate/degree preferred IMPORTANT EXPERIENCE * 4+ years of related work experience in a commercial property setting ADDITIONAL ELIGIBILITY QUALIFICATIONS * Possess a valid "Universal" level certification for CFC and HFC-based refrigerants (EPA Section 608), to service, repair or dispose of equipment that could release ozone-depleting refrigerants to the atmosphere or any similar combination of education and experience * Possess and maintain a valid driver's license (commercial license may be required) and good driving record with periodic checks * Basic Computing Skills in Outlook, Excel & Word May be only maintenance staff member on duty during certain shifts; may be required to work extended periods of time without relief when responding to priority/emergency situations (including overtime type assignments); may require shift work and/or stand-by or on-call duties WORK ENVIRONMENT This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel outside between properties in varying weather conditions.
