Duties
Building Operations
Develops and implements a multi-year comprehensive maintenance plan that is both corrective and preventative for the upkeep of all facilities, grounds, and the major facility systems (HVAC, mechanical, plumbing, electrical, and structural) of the district. Provides an efficient work order system for repairs of the facilities and equipment that ensures that all maintenance and repairs are completed in a timely fashion, and provides regular work order status reports to the Assistant Superintendent. Recommends facility improvements and modernization to improve the systems, equipment, and facilities of the district.
Provides and monitors a system of regular building, equipment, and grounds inspections to meet all federal, state and local requirements, including the annual checklists and inspections, submitting all reports in a timely fashion.
Conducts regular inspections of school facilities, grounds, and equipment to ensure that high standards for cleanliness, attractiveness, and safety are maintained. Recommend to the Assistant Superintendent any improvements needed.
Serves as a liaison for the school district on the Long Range Facilities Plan.
Assists the Assistant Superintendent with the development and annual review of the district's Long Range Facilities Plan.
Maintains, manages, and provides oversight of physical and electronic security systems. Monitors and recommends system and procedures to ensure the security of all facilities.
Shall maintain a log of all refrigerants and usage to meet EPA standards.
Establishes and supervises summer maintenance programs and schedules.
Supervises the gym floor crew in a program of cleaning and refinishing floors.
Supervises the removal of snow and ice so that safe conditions exist and school facilities can be opened in a timely manner
Prioritizes maintenance requests and makes sure that all are completed in a timely fashion.
Inspects and maintains fire alarm systems and fire extinguishers on a regularly scheduled
basis.

Coordinates custodial services with the contracted vendor.
Coordinates with contractors for all external projects and services utilized for the maintenance of the campus.
Inventory
Maintains the Fixed Assets Inventory following the requirements of GAAP.
Maintains an inventory control system and purchases supplies, parts, and equipment through the established bid or price quote process that follows federal, state and local regulations.
Develops, implements, and monitors an energy conservation program, making recommendations for efficiency and reduction in the cost of operating the facilities.
Provides and maintains an efficient and effective waste disposal system with provisions for recycling of all waste permitted by local and state regulations.
Maintains an inventory and recommends purchase of suitable supplies, tools, and equipment.
Safety
Establishes and implements a program of safety, accident prevention, and health maintenance for all employees, including safe and proper use of equipment, vehicles and materials, identification and prevention of hazards, air quality controls, Right To Know programs, and preventions of accidents and injuries. Works cooperatively with community and state agencies, including the police, fire, emergency, and health departments, to ensure that high standards of health, sanitation, and safety are maintained throughout the district's facilities and grounds. Provides a regular program of staff development to promote cleanliness, efficiency, effective procedures, communication skills, work attitudes, and ethics.
Analyzes all accidents and regularly searches for patterns in injury reports in order to establish corrective procedures to reduce the potential for future accidents or hazards.
Inspects each building on a daily basis to ascertain any problems that could present a

Performs other duties as assigned by the administrative staff.
Hearing and speaking to exchange information in person and on the telephone; Hearing conversations and other sounds (e.g. air leaks), near/far visual acuity/depth perception and accommodation; Seeing to conduct inspections, read, prepare and proofread documents; Sitting, standing, or crouching for extended periods of time; Dexterity of hands and fingers to operate a computer keyboard, hand tools, and other equipment; Significant physical abilities include reaching/handling, lifting/carrying/pushing/pulling, stooping/crouching, kneeling, bending at the waist and reaching overhead, above the shoulders and horizontally to retrieve and store supplies; climbing ladders; lifting heavy objects up to 50 pounds. The job is performed under some temperature extremes and under conditions with some exposure to risk of injury and/or illness.
Qualifications
Qualifications:
High school diploma and five years of maintenance experience.
Reasonable degree of proficiency in the operation and repair of machinery, plumbing, electrical, mechanical equipment, and heating and air conditioning equipment.
Experience with pneumatics.
Must have or able to obtain a Universal CFC/HCFC Certification.
CPMM and HVAC certification preferred
Training in asbestos management preferred
Experience with purchasing and inventory procedures.
Experience in supervising, leading and evaluating employees.
Previous experience as a Maintenance Supervisor or other alternatives as the Board may find appropriate and acceptable.

Full time with health benefits and IMRF retirement
Twelve months, salary to be determined annually by the Board of Education
