JOB SUMMARY: In partnership with the Division President or VP Land Acquisition, the Director of Land Acquisition is responsible for the daily operations of the Land Acquisition Department and activities geared toward profitability and efficiency. This role implements department policy and facilitates the creation of action plans to achieve specific results. Responsible for the following acquisition processes: land analysis, negotiations, relationship management, purchase agreements, and land packages. For smaller divisions, this role will manage employee staffing, development and retention.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Drive the land acquisition process

  • Initiate contact with landowners in our markets through in-person visits, phone calls, letters of interest, and other communication methods.

  • Contact brokers on their listings and gather relevant information.

  • Source "off market" acquisitions

  • Establish relationships built on integrity within the real estate community with landowners, brokers, city/county employees, engineers, and developers, which could lead to opportunities.

  • Prepare underwriting.

  • Prepare Letters of Intent.

  • Collaborate with Legal team on Purchase Agreements.

Prepare weekly, monthly, and quarterly reports to provide upper management with a snapshot of where the business is for any given period

  • Prepare land packages and memos.

  • Prepare wire requests for deposits and closing wires.

  • Prepare land strategy.

Manage feasibilities

  • Schedule weekly meetings.

  • Provide information to the rest of the Land department and Feasibility team.

  • Work with other departments for other critical information.

  • Review, analyze, and summarize all risks (environmental, political, entitlement, engineering, and/or development related challenges to new acquisition opportunities).

Land Entitlement and Government Approvals

  • Review and processing of tentative maps, zone changes, final maps, civil engineering plans, LAFCO Applications, CFD Formations, LMD Annexations, architectural permits, DRE approvals, environmental approvals.

  • Work with staff and elected bodies to manage the approval process.

  • Will foster and nurture relationships with city, county, and adjoining neighborhood agencies and represent the KB Brand through positive interactions.

  • Will engage and interact positively with anti-housing groups in various situations and ensure project progression through mediation and other diplomatic channels.

Preliminary Engineering and Planning Consultants

  • Contract and manage team of consultants which will include civil engineer, landscape architect, land use attorneys, dry utility consultant, DRE consultant, title company, biologist, KBA, and CFD consultant.

Train & Mentor Land Search Specialists

  • Utilize Google Earth and other mapping tools to create exhibits and track land opportunities

EDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS:

Education/Certifications/Licenses

  • A bachelor's degree in business with an emphasis in Real Estate, Finance, Engineering, or related fields is required. A master's degree is a plus.

Experience

  • 7+ years of proven land acquisition transaction experience

  • 4+ years of proven management experience of small to medium-sized teams

  • Demonstrated leader within homebuilding industry or related industry.

Knowledge, Skills & Abilities

  • Understand market and industry trends.

  • Demonstrated leadership capabilities, including motivating teams, training land search specialists or summer interns, and being results-oriented.

  • Ability to connect with people and develop and maintain professional relationships.

  • Strong verbal & written communication skills, with the ability to communicate complex concepts accurately and persuasively.

  • Strong ability to work within a team environment, inclusive of others' ideas, and a willingness to cooperate.

  • Make quick and accurate decisions based heavily on facts, data, and/or metrics.

  • Proficiency in Microsoft applications, including Word, Excel, PowerPoint, and Outlook.

Work Requirements

  • Work a minimum 8-hour days with flexibility for additional work hours and weekends when necessary.

  • Conduct business in a professional and ethical manner to potential land sellers, trade partners, and coworkers to reinforce goodwill and profitability for the company.

  • Position is onsite and based in our Wildomar Division Office (36310 Inland Valley Dr, Wildomar, CA 92595) #LI-onsite

COMPENSATION AND BENEFITS:

  • Base Salary: The expected base salary range for this position is $135,000-160,000 per year depending on experience, paid semi-monthly.

  • Bonus: This position is eligible for a quarterly per deal bonus program
