Coordinates the management operation of assigned properties within the guidelines of quality standards, operating objectives, and goals established by 30A Escapes

Provides daily leadership over the assigned area and team responsible for homes and the guest staying within the homes on our rental management program.
Involved in all aspects of property management, including but not limited to marketing, maintenance, and cleaning/inspection of units.
Communicate directly with guests to solve any issues at their property in a professional and time-efficient manner.
QA/QC all homes and guest check-in instructions to ensure they reflect accurate information.
Use a laptop and cell phone for email, SMS
Ability to work independently in the field
Respond to ad-hoc guest or homeowner-related issues and solve problems.
Directly oversee the Operations Managers

To perform this job successfully, an individual should have knowledge of property management software.
Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.
Ability to add, subtract, multiply, and divide into all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.
Ability to resolve conflict timely with both employees and clients.
Responsibilities include interviewing, hiring, and training employees; planning, assigning and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems; managing employee time cards and PTO requests; oversight of expenses of the Guest Service department including employee credit cards.
Manages up to 2 subordinate supervisors who supervise a total of 10-12 employees.
Is responsible for the overall direction, coordination, and evaluation of these units.
Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.

Must be able to respond to calls at different hours of the night and respond quickly to calls as needed, including weekends.
Certificates and Licenses:
Valid Drivers License required with a driving record that is acceptable to the insurance company.
Additional eligibility requirements
Regular attendance is required in compliance with company standards. The general schedule is day shift hours but evenings, weekends, and holidays are required depending upon business levels; the schedule is fluid and flexible to meet owner, vendor, and guests needs first.
