JOB SUMMARY

The Director of Facilities oversees our capital program, maintenance and engineering, custodial and technical services departments, as well as our contracted IT services. They are responsible for the performance, customer service, and the financial management of these divisions and represent them as a member of the Meydenbauer Center Leadership team.

The Director of Facilities position is responsible for establishing and maintaining a high level of facility maintenance and cleanliness standards for all aspects of the building. Additionally, they are responsible for managing Meydenbauer Center's long-range capital plan, overseeing and leading design and construction efforts to modernize, upgrade and improve our convention center and theatre spaces. Lastly, they are responsible for overseeing energy conservation projects and providing expert guidance on environmental matters. At times, this position will be required to work evenings, weekends and/or holidays.

RESPONSIBILITIES AND DUTIES

Management & Leadership

  • Provides oversight and guidance to the maintenance and engineering, custodial and technical services departments.

  • Serves as an active member of Meydenbauer Center's Leadership Team and recruits and supports facility staff members to actively participate in Meydenbauer Center committees and teams.

  • Ensures that all staff members in the Facility division are practicing Meydenbauer Center customer services standards and that department process and procedures are aligned with Meydenbauer Center's service standards of safety, courtesy, show & efficiency.

  • Responsible for developing the leadership and management skills of the managers and supervisors in the facilities divisions. Responsible for developing and evaluating a succession plan for managers and supervisors.

  • Holds regular team and staff meetings to help communicate and model Meydenbauer Center's mission, purpose, and values. Leads team to implement process and strategies to help Meydenbauer Center achieve mission and vision.

  • Oversees our facility's sustainability committee and provides guidance on environmental matters.

Facilities & Capital Project Management

  • Maintains and updates the long-range capital renewal schedule and develops annual capital budget plan averaging roughly $2.5 million in projects annually.

  • Oversee design and construction efforts including ensuring compliance with public work contracting requirements, issuing invitations to bid and general project management.

  • Serves as staff liaison and coordinator of the BCCA Board of Director Facilities Committee by coordinating meetings, agenda and monthly reporting.

  • Oversees facility compliance with all local, state and federal laws and obligations.

  • Chairs and directs special projects as directed by the Chief Operating Officer.

Maintenance, Engineering & Custodial Services

  • Maintains a comprehensive maintenance program with emphasis on preventative measures. Regularly monitors program effectiveness and modifies as needed, including regular facility inspections.

  • Sets standards for building repairs and maintenance and leads team to ensure that standards and schedules are maintained and carried out efficiently.

  • Establishes standards and operating procedures regarding utility usage and seeks to minimize costs and guide Meydenbauer Center towards compliance with LEED Green Building certification & Event Industry Council Sustainable Event standards.

  • Enforces client rules and regulations related to building maintenance during move-in, event, and move-out.

  • Evaluates proposals offered for building improvements as well as building maintenance and repair services. Offers recommendations for proposal acceptance.

  • Leads and schedules annual testing of building systems to comply with all rules, regulations, permits in a timely manner that does not interfere with client activity.

  • Ensures that operating procedures pertaining to janitorial services meet or exceed industry standards in efficiency and guest satisfaction.

  • Establishes cleanliness standards and guidelines for front and back of house and building exterior. Responsible for ensuring processes and cleaning schedules are in place to achieve standards.

Technical Services & Information Technology

  • Ensures telephone services, electrical power and data connectivity to Meydenbauer Center client and exhibits are effectively and efficiently carried out.

  • Manages the Information Technology services contract and ensures recommendations are implemented for network, software and equipment upgrades.

EDUCATION & EXPERIENCE

  • At least eight (8) years of facilities, construction management and/or capital projects experience with at least three (3) years for a public-facing venue.

  • At least four (4) years in a leadership role, growing and mentoring a team of facilities/engineering staff members.

  • Experience in successful management of operating expense and capital expense budgets.

  • Experience managing HVAC, plumbing and electrical contractors required. Knowledge of commercial construction preferred.

  • Knowledge of all life safety and accessibility requirements by federal, state and local jurisdiction.

  • CFM, FMP, PMP and/or LEED AP certification is preferred.

  • Bachelor's degree preferred.

  • Other equivalent combinations of education and experience may be considered.

PREFERRED QUALIFICATIONS

  • Experience preparing and administering detailed request for proposals (RFP) and invitations to bid (ITB) for equipment, services, and maintenance contracts. Experience leading the selection process and record keeping process, ideally in a governmental role.

  • Experience managing IT services.

  • Ability to tactfully deal with staff, clients, the public and contractors providing services to Meydenbauer Center.

  • Knowledge of general operations and management capabilities of a computerized facility management system, as well as knowledge of facility management principles and practice related to large public buildings.

  • Can accurately handle a multitude of details and work within a fast paced, deadline driven environment.

  • Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations, and ability to write reports, business correspondence, and procedure manuals.

  • Effectively able to present information and respond to questions from groups of managers, clients, board members and the public.

  • Ability to define problems, collect data, establish facts and draw valid conclusions and to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.

  • Effectively able to interpret a variety of instructions furnished in written, oral, diagram or schedule form.

SUPERVISORY RESPONSIBILTY

  • This position has supervisory responsibilities for the Facility & Technical Services Manager and the Custodial Supervisor, as well as the management of the IT contractor.

  • Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Specific vision abilities required by this job include close vision, and ability to adjust focus. While performing the duties of this job, the employee is occasionally exposed to outside weather conditions.
