Position Title: Director of Facilities Management - Closes July 9, 2024 at 5:00 p.m.

Department: Facilities

Reports Directly to: VP of Campus Services

Status: Exempt; Full-time

Salary: $60,000 - DOQ

Summary of Duties:

Manage campus facilities operations including all buildings and grounds, and utilities, to provide a safe, healthy, and comfortable environment for students, faculty, and staff. The individual in this position is responsible for the scheduling and supervision of maintenance and repair activities, contracted services, and custodial services, and ensuring the physical operation of the college meets budgetary and strategic objectives. Duties include but are not limited to the following:

  • Maintain supplies or materials to maintain inventory and ensure the availability of items

  • Specific knowledge-based competencies required to satisfactorily perform the functions of the job including methods, techniques, materials, and tools used in HVAC installation, maintenance, and repair work while practicing safe practices and procedures.

  • Directs, supervises, and evaluates department staff; ensures staff receives training related to specific job tasks and responsibilities.

  • Directs, schedules, and oversees external contractors (electricians, plumbers, excavators, roofers, painters, landscapers, etc.)

  • Develops and monitors department budget; orders equipment and supplies and monitors inventory; makes requests for capital outlay expenditures as needed.

  • Develops, implements, and supervises preventative maintenance and renovation for buildings, grounds, mechanical and electrical, and utility systems.

  • Serves as administrator responsible for facility safety and meeting physical ADA compliance standards, works closely with staff and state officials to meet college and OSHA requirements.

  • Prepares specifications for projects; estimates costs of equipment, materials, labor, and supplies; prepares bid specifications for projects, equipment, and contracted services; oversees site and building projects performed by outside contractors.

  • Develops specifications for cost-effective campus energy management systems; supervises the operations, maintenance, and repair of such systems.

  • Ensures the proper disposal of hazardous and controlled wastes in compliance with regulations and guidelines; works directly with outside agencies such as OSHA, and local state health departments as required.

  • Evaluates the need for and arrange employee training sessions (bloodborne pathogens, OSHA, MSDS, and other job-related training) both in-house and off campus.

  • Contributes to strategic planning by evaluating and projecting future facility needs and proposing options to achieve them.

  • Performs other duties as assigned, which includes a minimum of 8 hours for Special Events.

Working Conditions:

  • Normal working hours are from 8:00 m. until 5:00 p.m. Monday through Friday

  • One-hour unpaid lunch break

  • Two (2) 15-minute paid breaks

  • The position requires working days, evenings, some weekends, and holidays. Additional hours may be required to complete projects or in Subject to working in hot or cold temperatures.

Physical Demands:

  • Must be able to lift 50 lbs.

  • Must be able to climb a ladder and work at heights of 20 ft. or higher.

  • Must be able to stand or bend for hours at a time; and

  • Must be competent with all hand and power tools required.

Minimum Qualifications:

  • Bachelor's Degree in engineering, building trades, or related field, or experience equivalency (2 years of similar and relevant work level experience = 1 year of college). A combination of experience and education may be used to meet the bachelor's degree requirement.

  • Must show evidence of working knowledge of construction management, RFPs, and RFQs development, contractor bid process and award, budget preparation and

administration, and facility assessment.

  • Five or more years of progressively more responsible experience in facility maintenance, with three or more years of supervisory experience, or; a combination of education and experience commensurate with the requirements of this position

  • Demonstrated ability to work cooperatively and collaboratively with college faculty, staff, and administrators.

  • Experience in operational and strategic planning as well as budget development.

  • Ability to effectively communicate ideas and information in a written and oral format to administrative staff and professional colleagues.

  • Applicant must possess a valid ND driver's license and must have an acceptable motor vehicle record. Submit a copy of your current driver's license with your application.
