GENERAL PURPOSE AND SCOPE OF THE POSITION:

Provides leadership and guidance in the development, administration, implementation, and coordination of maintenance services, and facilities planning for the Ivy Tech Kokomo Service Area. The Service Area locations are to be safe, secure, attractive, clean, and in good functional and structural repair. The Director provides immediate supervision for the facilities staff at all Kokomo Service Area locations.

MAJOR RESPONSIBILITIES:

Provides direction of R&R projects, and any other types of projects from inception through completion. May direct new construction, major renovation projects and long-term regional facility needs including new leasehold and any work that may occur at those types of facilities.

Assists in the direction of how the Campus Buildings are operated and any other duties that may be associated with this position. This list of job duties as stated in this job description is not to be construed as total and complete.

Works closely with the business office to assist with fixed asset management as needed.

Manages department budget and expenditures. Provides supervision for the maintenance of all buildings, grounds, and equipment. This includes providing preventative as well as emergency maintenance and repairs for any electrical equipment, plumbing systems, HVAC Systems, and carpentry.

In coordination with campus leadership and the college's Systems Office, directs the following:

  • New construction and major renovation projects from planning through implementation, and

  • Long-term regional facility needs including new leasehold, new construction, and cooperative or joint-use facilities.

  • Room Utilization Reports

  • Submittal of R&R and capital requests to the college's Systems Office

  • Collaborates with the Public Safety lead on building access & keying issues and general building security systems. This work will include fire sprinkler and alarm systems. Coordinate all grounds services such as mowing, fertilizing, pruning of any type, plantings, general outside cleanup, and snow removal.

  • Ensures college vehicles are clean, in good operating condition, properly fueled, and logs or records of usage are maintained by college policy.

  • Represent the College at community meetings as they relate to campuses, facilities, etc.

  • Procures all work following state bidding requirements and college policies

  • Administer regulations related to environmental protection and OSHA guidelines.

  • Advises the EDSA of the need for contract maintenance when a project is beyond the capabilities of the department workforce. Once the EDSA approves the request this position contacts the vendor for action.

  • Provide input and direction to the Maintenance staff to establish work schedules and assignments. Provide technical assistance as needed to the Maintenance staff and follow up on completed work to determine the workforce's effectiveness and efficiency. Responsible for the quantity and quality of all work performed by the facilities department.

  • Assist in the implementation of personnel policies including resolving personnel issues. Develops and conducts yearly employee evaluations and helps set employee goals and expectations. Maintains employee records, approves time sheets, requests for overtime, and vacation, and monitors employee absenteeism. Schedules vacation, weekend, and holiday coverages.

  • Enforces use of all applicable safety regulations and investigates and reports all accidents/injuries among maintenance staff or to the campus property.

  • Attends meetings and training programs as deemed appropriate and/or beneficial to the department.

  • Responsible for the maintenance of the key inventory, key cutting, key issuance, and maintenance of lock codes for the campus.

  • Scheduled work hours and days may vary.

All responsibilities will be conducted within the parameters of the Family Educational Rights and Privacy Act (FERPA), other applicable regulatory requirements, and professional standards.

The above-listed duties and responsibilities may include lifting and physical exertion guidelines for single-person lifting. NO REPETITIVE LIFTING OF OBJECTS OVER 10 POUNDS. A one-time lift or movement of objects may be necessary but may only be performed using accepted lifting procedures and by using extreme caution. If repetitive lifting exceeds the guidelines, seek additional assistance.

MINIMUM QUALIFICATIONS:

Bachelor's degree with three years of related work experience or industry-related certifications with five years of related work experience and four years of supervisory experience is required.

  • Must possess technical skills in the areas of computerized maintenance.

  • Project management experience preferred.

  • Reports to Executive Director of Site Administration.

  • Position Supervises Maintenance Technicians and all Maintenance Staff that may be utilized.
