Position Title: Director of Facility Operations

Department: Facility Operations

Reports To: SVP & Managing Director

Location: Zoo & Park

General Summary: Responsible for managing and leading facility operations departments of Audubon Zoo & Park. Directs and oversees the management and maintenance of the budgetary and planning components of the operations of the zoo & park.

To deliver on the Audubon mission, the Director of Facility Operations will:

Provide a guest experience of outstanding quality

  • Select, train, supervise and evaluate all Facilities staff (full-time, part-time, and seasonal), volunteers, and interns.

  • Act autonomously and professionally in all areas of responsibility.

  • Ensure that all the equipment and other facilities are working properly.

  • Supervise and perform work requested through the Facility Dude work request system.

  • Recommend changes and solutions to Facilities related issues.

  • Supervise and direct the maintenance of all buildings, grounds, utilities and mechanical/electrical systems, parking, roadways, equipment, and vehicles.

  • Partner with Construction & Exhibitry to produce construction projects under the specified capital threshold.

  • Coordinate and order contracted services as approved by Senior Vice President and Managing Director of Zoo and Park to accomplish repairs not practical to be done by Facilities staff.

  • Using manufacturers' recommendations and job knowledge, establish and carry out a preventative maintenance program for the physical plant, tools, and equipment for which this position has responsibility.

  • Assess the current condition of electrical, air conditioning, plumbing, and other essential facilities and equipment. Maintain accurate records of the condition of the equipment and other systems in the building.

  • Develop backup or alternative systems for common problems such as power shortage.

  • Attend various meetings of the Operations Department to present recommendations relating to the care and maintenance of facilities and grounds.

  • Develop and recommend capital improvement requests regarding buildings and grounds.

  • Develop staff development programs such as skills enhancement training and sessions.

  • Monitor payroll, PTO, and schedules for all staff as developed by the Assistant Facilities Director.

Weave quality entertainment through the guest experience

  • Responsible for ensuring that all Facilities staff are aware of and adhere to Zoo and Park policies, guidelines, and regulations.

  • Serve in an on-call capacity for a 24-hour response during a facility emergency at Zoo

  • Develop and implement facility renovations and facility improvement for in-house projects and small-scale outsourced projects.

  • Serve on in-house committees that support Audubon's mission and business operations.

Operate a financially self-sufficient collection of museums and parks.

  • Responsible for the development and implementation of energy efficiency and sustainability programs to reduce resource consumption and operating costs.

  • Effectively manage equipment audits and maintenance, including service agreements

  • Purchase supplies and equipment within Audubon Nature Institute purchasing guidelines.

  • Assist department heads in the preparation and management of annual budgets; prepares and issue monthly budget updates to the Managing Director, focusing on measures to maximize effectiveness and efficiency.

  • Establish and carry out a preventative maintenance program for the physical work area, tools, and equipment

  • Conduct an annual audit of facility operations, making recommendations on tasks/projects to make the operations run in an efficient and cost-productive manner.

Supervision: manages all Facilities staff.

Experience: A minimum of five years of full-time experience in facilities management is required. Must have demonstrated expertise in facility management, staff supervision, and budget management. Possess a thorough working knowledge of building systems, including but not limited to:

  • Mechanical

  • Electrical

  • HVAC

  • Plumbing

  • Automation Systems

  • Computerized EMS

Education: College degree or equivalent work experience

Software Requirements: proficiency in Microsoft Suite and Microsoft Outlook

Machinery/Tools/Equipment Requirements: Must be able to use mobile devices, computer, fax, scanner, phone, and copy machine. Must be proficient in the following operations: forklift, backhoe, JLG lift, and sky lift.

Physical Requirements:

1.Heavy Work: exerting up to 75 pounds of force frequently to lift, carry, push, pull, or otherwise move objects. May involve sitting most of the time but may involve walking or standing for brief periods.

2.Sitting or standing, bending, stooping, and the ability to carry items weighing up to 75 pounds.

3.Constant adequate range of motion and mobility required.

4.Regular near acuity with clarity of vision at 20 inches or less required.

5.Typical ability to collect and analyze numerical and written data and verbal information to reach logical conclusions and determine the time, place, and sequence of operations or actions required.

6.Regular talking and the ability to express and exchange ideas using language are expected.

7.Regular hearing and the ability to perceive the nature of sounds.

8.Constant ability to read, record, or type data quickly and accurately required.

Environmental/Working Conditions:

1.Working long hours between breaks or meals required.

2.Ability to work under and appropriately handle stress required.

3.May be exposed to high, medium, or low noise intensity.

4.Constant contact with co-workers is required.

5.Affinity for animals preferred.

6.Exposure to fluctuations in temperatures may be required.

7.Exposure to outdoor conditions may be required.
