JOB SUMMARY

Provides a high level of property maintenance knowledge. Position has overall responsibility for maintaining the building, grounds and physical plant with particular attention towards safety, security and asset protection. Accountable for managing the budget, capital expenditure projects, preventative maintenance and energy conservation. Develops and implements strategies that will deliver products and services, which meet or exceed the needs and expectations of guests and employees while maximizing the financial performance. Responsible for maintaining standards and regulatory requirements. Leads the emergency response team for all facility issues.

CANDIDATE PROFILE

Education and Experience

  • High school diploma or GED; 6 years experience in the engineering and maintenance or related professional area; technical training in HVAC-R/Electrical/Plumbing.

OR

  • 2-year degree from an accredited university in Building and Construction, Engineering, Mechanics, or related major; 4 years experience in the engineering and maintenance or related professional area; technical training in HVAC-R/Electrical/Plumbing.

CORE WORK ACTIVITIES

Managing Engineering Operations and Budgets

  • Works with property and regional engineering leadership team to determine how Engineering is performing against budget and highlights areas of concern to leadership.

  • Manages the physical plant including equipment, refrigeration, HVAC, plumbing, water treatment and electrical systems in accordance with Standard Operating Procedures.

  • Administers service contracts to support property needs.

  • Ensures fire crew has complete understanding of all procedures, equipment and alarms.

  • Coaches and supports engineering leadership team to effectively manage controllable expenses (e.g., wages, heat, light and power, water consumption, tools and equipment, grounds keeping supplies, uniforms, vendors, service agreements, inventory, etc.).

  • Manages and controls heat, light and power.

  • Develops an engineering operating strategy that is aligned with the property/brand's business strategy.

  • Develops and manages Engineering budget.

  • Ensures integration of departmental goals in game plans.

  • Oversees execution of long term preventative maintenance and 10 year asset protection plans.

  • Reviews financial reports and statements to determine how Engineering is performing against budget.

  • Addresses potential areas of concern and proposing solutions to owners in a proactive manner.

  • Communicates a clear and consistent message regarding departmental goals to produce desired results.

  • Supervises construction to ensure timely completion of projects within budgetary guidelines.

Maintaining Engineering Standards

  • Ensures compliance with state, local and federal regulations.

  • Maintains property life safety systems (e.g., fire fighting equipment, sprinkler systems, and alarm systems).

  • Ensures building and equipment licenses, permits and certifications are current.

  • Ensures property policies are administered fairly and consistently.

Managing Profitability

  • Manages areas of operation to budget by reviewing operating statements, budget worksheets and payroll progress reports.

  • Monitors and manages the payroll function.

  • Manages department's controllable expenses to achieve or exceed budgeted goals.

  • Participates in the development of department's capital expenditure goals; manages projects as needed.

  • Participates in the budgeting process for areas of responsibility.

  • Prepares weekly and period end P&L critiques.

  • Understands the impact of department's operation on the overall property financial goals; educates staff on details as appropriate.

  • Reviews and manages controllable expenses such as, heat, light, power, water consumption, tools and equipment, grounds keeping supplies, uniforms, vendors, service agreements, etc.

Conducting Human Resources Activities

  • Ensures employees are treated fairly and equitably.

  • Ensures disciplinary procedures and documentation are completed according to Standard and Local Operating Procedures (SOPs and LSOPs) and support the Peer Review Process.

  • Utilizes employee feedback and an "open door" policy to identify and address employee problems or concerns in a timely manner.

  • Celebrates successes by publicly recognizing the contributions of team members.

  • Resolves guest problems and complaints.

  • Brings issues to the attention of Human Resources as necessary.

  • Ensures that regular on-going communication takes place throughout the engineering operation to communicate daily operations activities, set expectations and create awareness of business objectives.

Bio-Techne, and all of its brands, provides tools for researchers in Life Sciences and Clinical Diagnostics. Position Summary: This Genome Engineering Sales Specialist position will hold responsibility for profitable achievement of the sales objectives for Bio-Techne's Custom Services business with the Genome Engineering product line in the Cell & Gene Therapy business unit in their territory. The key will be to engage with both the Cell & Gene Therapy Specialists to put laser focus on the Genome Engineering product line by providing the unique services in this area offered by Bio-techne. In addition, training and development of our generalist team and our Biologics Specialist team from our ProteinSimple brand to build lead generation for the financial growth expected from this service provided to Cell and Gene Therapy customers. Key Responsibilities: 1. Build a Genome Engineering Pipeline The Specialist will be responsible for generating sales in the territory for the Genome Engineering Custom Service solutions focusing on growing in key research areas in the market that Bio-Techne would like to develop a presence with their recent acquisition of Genome Engineering the company. The utilization of our current products in Cell & Gene Therapy, as well as other extensive business relationships in the R&D Systems and ProteinSimple products should provide a strong foundation and opportunity to build the pipeline for Genome Engineering Custom Services. Interest in this area could also generate additional acquisition opportunities to further strengthen the position of the company going forward. Market Segments to target include Pharma/Biotech, CRO, CMO, and potentially unique Government, and Academic accounts. The Specialist will be accountable for the performance of the product group and implementation of Bio-Techne's strategic plan and priorities. 2. New Project Custom Product Management The Specialist will own the entire sales process in their territory. This will include: * To work with the Sales team on lead generation for their products in their sales bag * Hunt and prospect for their own opportunities to create a full pipeline of opportunities * Issuing of quotations & contracts and developing the required documents for solid project management of opportunities * Assisting Technical Service with technical issues and enquiries when needed * Work closely with the Custom services team as well as the R&D teams to serve the needs of managing key projects * Provide feedback on the progress of the funnel and pipeline to measure success of our efforts in launching our services * Focus on the growth and work with Marketing to build strong offerings that can easily be understood by customers. 3. Co-ordination with Sales Team and the R&D Team to leverage new and current clients The Specialist will need to work closely with the Sales staff to ensure we provide a coordinated approach to customers and promote all the solutions Bio-Techne can provide. Once discussions on opportunities are in progress, it is important to keep relevant sales & R&D Genome Engineering leaders and staff aware of progress while taking the lead in all communications with the customer. 4. Training of customer facing teams The Specialist is responsible for the training of both the CGT Specialist and Generalist Sales staff to ensure credibility statements and initial value solutions are in line with Company objectives and goals while meeting the needs of potential customers. Training will be key to be provided by the specialist to the generalist team to ensure that they receive qualified and valuable leads to grow their territory. 5. Marketing Participation The Specialist will work with Product Marketing and MARCOM on presenting the existing and new customer opportunities in a way that will provide confidence and communicate the existing capabilities of Bio-Techne. They will also provide input into the Marketing programs being implemented that impact the Cell & Gene Therapy portfolio and partner with Marketing on collateral needed to support the portfolio. In addition, they will keep Marketing informed and provide input for all MARCOM programs to be implemented in relation to this portfolio. Lastly, the Specialist is expected to attend relevant trade shows and conferences for intelligence gathering and promotional purposes, and to identify and relay to marketing customers with high potential for collaboration with Bio-Techne, at both the scientific research and thought leadership levels. 6. Strategic direction The Specialist is responsible for providing feedback on the adoption of the Cell & Gene portfolio with the goal of being competitive while providing the best value and return. They will provide proactive strategies to prepare market for what is coming & position existing products for optimal market penetration. Market data should be used to drive decisions considering the short/long term effects and impacts on the portfolio. 7. Forecasting Forecasting on an ongoing basis of sales monthly, quarterly and throughout the year for the territory covered will be expected. In addition, an assessment of the strengths and weaknesses of the product portfolio, and information and detail on how to keep driving growth will be key in the role. Dashboards should be created to track progress and the Specialist should proactively communicate with sales leaders to influence strategy. 8. Competitor information Market intelligence of competitive offerings should be collated and compared to the Bio-Techne portfolio. This should include Voice of Customer data based on competitor information. As mentioned support for the Marketing team will be needed to create Value Proposition comparisons, suggestions on training requirements for specialist and generalist teams providing a suite of tactics to allow us to win business by using our product defined successful value propositions. 9. Budget responsibility Responsible for the annual sales and expenditure budgets and the ensuring operating expenditure is within budget each financial year. Qualifications Education and Experience: * Bachelor's degree in chemistry and/or biology, or relevant field * A minimum of 10 years customer facing experience * Scientific knowledge and understanding of the cell culture workflow across a wide variety of research areas. * Scientific knowledge and understanding of the current product portfolios provided by Bio-Techne (Genome Engineering) with CRO and or CMO background would be preferred.
