EDENS, a national leading retail real estate developer, owner and operator, is looking for a Director of Development to join our team. The Director of Development will manage development and redevelopment projects within EDENS' Mid-Atlantic Region. Projects will typically range in size from $15M-$30M+ focusing on retail -- with potential for larger mixed-use developments.


  • Direct development/redevelopment projects from design to project stabilization.

  • Manage financial underwriting, risk synopsis, budgeting, scheduling and project milestones (incl. design, leasing, construction and operations), reporting, and sustainability assessments.

  • Facilitate weekly project meetings with all appropriate team members.

  • Partner with a variety of disciplines including leasing, marketing, design, entitlement, construction, tenant coordination, and operations.

  • Oversee capital requirements for all developments and redevelopment projects; providing regular analysis on draws.

  • Manage projects within existing portfolio and assist in analyzing new opportunities to build pipeline.

  • Direct report to the Chief Development Officer.

Other Requirements:

  • A passion for retail and enriching communities.

  • Minimum 3 years' experience in development, project management, and financial underwriting.

  • Able to manage multiple priorities and anticipate upcoming challenges.

  • 4-year degree in real estate, finance, or related area.

The Opportunity We are successful if our students build the knowledge, skills and confidence that will enable them to change the world. Achieving that vision requires resources; our Director of Development drives our efforts to cultivate a community of supporters and obtain a consistent level of charitable funding. DC Prep receives significant support from foundations, individuals, and government sources, and the Director of Development tailors outreach, proposals and communication to each sector. The Director of Development reports to the CEO and manages an Associate Director. The Day-to-Day Key responsibilities include: * Create and oversee DC Prep's development strategy: * With the CEO & CFO/COO, set annual philanthropic goals (typically $3M/year) * Generate a plan for reaching each year's target, drawing on foundation, individuals and government sources * Systematically monitor progress against the plan to confirm that the organization is on track to meet the goal, and if not, adjust accordingly * Lead implementation of DC Prep's development plan: * For each prospective funder, develop strategy and plan to achieve goals, while building and maintaining strong and lasting relationships * Write compelling and customized grant proposals to foundations and government entities * Design and oversee events to build DC Prep's donor community * Work with volunteer leaders to host DC Prep's annual "Back to School Bash" * Host an annual education event for DC Prep's most loyal donors and staff * Create and oversee additional opportunities for donors and prospective donors to learn more about DC Prep * As needed, guide tours to introduce specific prospective individual or foundation funders to DC Prep's campuses * Support and grow DC Prep's Advisory Board * Create and share compelling materials highlighting the impact of philanthropy at DC Prep: * Work with Home Office teams to collect stories that illustrate DC Prep's mission, vision and results * Create materials to share our story, provide regular updates to DC Prep's donor community and solicit contributions * Continuously broaden DC Prep's funding base: * Regularly research new sources of funds, through monitoring government grants, analyzing gifts to like organizations and investigating references in the media * Pursue increased corporate support through systematic research and follow-up on possible leads * Create avenues for surfacing names of potentially-interested individuals, and introducing them to DC Prep * Keep up-to-date on best practices in development and communications * Supervise and coach the Associate Director of Marketing and Communications * Oversee completion of DC Prep's federal and local entitlement applications * Supervise social media and online presence * Ensure accurate tracking of all gifts Who You Are Few things give you more pleasure than connecting people who should know one another.
