Help bring affordable, secure housing to low-income families!Our client, a nonprofit organization providing affordable housing for low-income families, is hiring a Director of Design and Construction to be the owner's representative and drive projects from beginning to end. The ideal candidate has 10+ years of multi-family construction management experience, excellent communication skills to work with stakeholders, contractors, agencies, etc., and the ability to organize, plan, and complete building projects.  You’ll assist with short- and long-term planning, assess and mitigate project risks, control and monitor project development, scheduling, and implementation, and conduct budget reviews.  You’ll manage contract and procurement activities and ensure all federal, state, and local regulation requirements are met. Finally, you'll make sure everything is documented and certifications are achieved. As the Director of Design and Construction, you'll:
  • Interface directly with the design team on each project including Civil Engineers, Architects, Landscape Architects, Sustainability Consultants, and other third-party professionals to guide and influence the design process in close collaboration with internal development, asset management, and construction team members.
  • Conduct design plan review to ensure company design standards and vision are met, plans are properly coordinated, and all Zoning and Agency regulations are met.
  • Draft contracts, compare bids, manage cost contingency reports, obtain approval for change orders, and manage the value engineering process. 
  • Track construction progress and ensure quality control and project scheduling to meet delivery targets.
  • Manage and obtain certifications for sustainability goals on each project.
  • Manage the organization of RFIs and ASIs.
  • Attend and report on OAC project meetings.
  • Assist in the Tax Credit, HOME, and other application funding processes and requirements.
Skills and experience required for success:
  • Bachelor’s degree - preferably in Building Science, Construction Management, Architecture, Civil Engineering, or related.
  • 10+ years of experience managing multi-family construction projects. 
  • Excellent analytical skills with the ability to read, interpret and communicate project building plans and specifications to a variety of audiences.
  • Ability to build strong relationships with owners, subcontractors/vendors, professional consultants, and other team members.
  • Excellent communication skills with strong negotiation and dispute resolution skills.
  • Highly organized with a strong attention to detail to manage projects - develop and track budgets, schedules, and project documentation.
