The Role & Responsibilities

The Director of Construction will be a critical member of the Perch team, located in Austin or Dallas, Texas and will ultimately report to the Head of Operations, but initially to CEO, Court Cunningham.

As the Director of Construction, you will:

  • Build scalable processes and systems to enable the Perch field team to deliver consistently against goals.

  • Manage a team of 3 growing to 12 in the next year

  • Interview, hire and train a team of field personnel designed to operate efficiently, compressing repair and renovation costs while maintaining product quality.

  • Manage day-to-day operations to ensure the timely execution of all estimation and renovation activities.

  • Analyze local speed, cost and quality performance metrics to identify opportunities and implement corrective action where necessary.

  • Source, vet, onboard and manage a diverse set of local contractors and vendors to execute renovation scopes including the negotiation of local pricing for standard contractor services and products.

  • Drive national procurement to structure cost effective programs that meet local operational demands and drive product quality and consistency.

  • Help Perch continuously improve its baseline operating policies and procedures with a focus on process standardization and repeatable quality.

  • Collaborate with Market GMs using data to diagnose problems, develop actions plans, and drive operational excellence in local markets.

Required Experience

  • 10+ years in residential construction/renovation management

  • Deep market knowledge of pricing, resources, municipality regulations, etc

  • Strong network of superintendents, construction managers, and general contractors that can be incorporated into Perch

  • Rehab and remodeling experience

  • Experience leading a cross-functional teams across geographies.

  • Proven track record of success in goal achievement.

  • 5+ years of supervisory experience

  • Bachelor's Degree.

Responsibilities In this role, responsibilities include: * Lead interdisciplinary teams to deliver construction projects * Actively participates in the design and execution of project safety and quality control activities * Assumes responsibility for project staffing and budgetary controls * Assists in the bid package development, pre-qualification activities, and budget preparation * Leads preconstruction meetings and coordinates answers to RFIs * Leads efforts to analyze risk and define schedule related issues, including analysis of long lead materials or equipment which may impact cash flow * Maintains relationships with customers * Analyzes and presents project delivery approaches, develops alternative approaches and facilitates implementation * Oversees project close-out and claim resolution * Serves as the primary contact for senior leadership relative to critical business initiatives Qualifications We are seeking professionals with the following qualifications: * Bachelor's degree in Civil Engineering or Construction Management or equivalent * At least 10 - 15 years of experience construction management experience * Previous multi-family or senior living experience is required * Willingness to relocate as needed * Proficient in estimating, scheduling, budgeting cost, field supervision, financial reporting, and client relationships * Ability to interface with a variety of technical and business personnel with courtesy, tact and diplomacy * Excellent communication skills (both oral and written) to direct organize and communicate with team members at all levels * Excellent understanding of corporate operations and organizational philosophy. * Must be willing to travel and may be required to relocate. * Negotiation and decision making skills * Talent management * Mitigating risk An Equal Opportunity Employer, Disability/Veteran The Walsh Group Dallas TX
