Responsibilities consistent with a construction industry project engineer and assisting the Owners Representatives in all construction activities of the City Club Apartments development projects. The activities of a project include to ensure cost, schedule, document control and quality standards are met. Under direction of the Owners Representative, the assistant project manager / project engineer is expected to take any/all task in a manner to learn everything they can about construction. The ideal candidate will have 3-5 years of construction experience. A degree in construction management is a plus.

Work Deliverables:

  • Review Owner / Contractor agreement and become familiar with terms and conditions.

  • Review Contractors project schedule & help to develop schedules for pre construction, planning and construction; management and driving of schedules to meet critical project dates.

  • Ability to review drawings and specifications to become completely familiar with the project and identify critical path items; assist with management of design team through preconstruction and construction phases

  • Review the contractors submittals and requests for information

  • Review the owner / architect / contractor meeting agendas and meeting minutes for accuracy and understand all owner required decisions during the construction of the project.

  • Review all proposed change orders and provide recommendations to the Owners Representative.

  • Review and code invoices as required for the construction draws

  • Sets high expectations and achieves them regardless of barriers

  • Demonstrates a passion for ones work enjoys working hard and is full of energy

  • Pays attention to the details to make sure the job gets done right

  • Help with preparing budgets and estimates, soliciting pricing and bids, evaluating costs and budget items.

  • Communicate with vendors and contractors, Operations and Development partners

  • Participate in project meetings, helping to prepare agendas, minutes or other meeting related documentation.

  • Assist with writing contracts and change orders

  • Become well versed in Procore software and all other company procedures for managing projects

  • Other responsibilities as assigned by supervisors; In a general day, you either perform or assist in:

  • Helping maintain and file records and logs (including, but not limited to phone, drawing, sketch, contract, etc.)

  • Developing, monitoring and evaluating cost, submittal, schedule and RFI reports Completing RFQ and RFP packages

  • Developing and managing a 3-week look ahead schedule along with an overall project schedule Preparing and archiving meeting minutes

  • Material quantity take-offs and cost estimating

  • Participating in contractor and CCA meetings

  • Review and distribution of closeout and owners manuals to proper Operations staff

Specific to the Chicago Market, Tishman Speyer currently owns approximately 7 million square feet between the assets 10-30 S. Wacker, The Franklin, 525 W. Monroe, 222 North LaSalle and 330 Kilbourn (in Milwaukee, WI). Within those assets the Design & Construction group oversees all capital projects to include amenity build outs (ZO. Clubhouse, Studio) as well as spec suites, corridor & restroom upgrades, lobby redevelopments, F&B build outs and misc. design upgrades throughout each asset. Additionally, the Design & Construction group oversees Tenant turnkey projects, tenant lease deal projects and tenant renewal/expansion projects. In addition to the above portfolio of work, we are currently in development for a 270,000 square foot office complex in the West Loop and continue to pursue land development deals throughout the Chicago CBD. The Position: The Director, Design & Construction will act as Project Manager and team leader and will report to the Managing Director, Design & Construction who will be acting as Project Executive for large scale construction projects. They will be responsible for leading and facilitating various aspects of the design and construction process, and for delivering projects on time, on budget and within pre-established quality parameters. In addition to leading and running projects they will be responsible for the day to day management of the Design & Construction staff which may include one to two project managers and a project coordinator, and managing all relationships with the internal leasing and property teams. Responsibilities include: Project Management Specific: * Lead all pre-construction and construction processes for assigned projects to include: Project set up and communication to all teams (internal or external); Retain, contract and manage all consultants; Preliminary budgeting; Management of all necessary approval processes (internal and city; Schedule/Scope/Bid/Award; Create and monitor control systems for cost estimates, budgets, schedules, contractor draws, change orders, quality control, value engineering, progress reports and variance analyses; Schedule refinement and define trade delineation; Ensure proper documentation * Establish criteria to measure short and long-term project progress and regularly evaluate results to ensure targets are met. * Manage the coordination of architectural and engineering disciplines as well as the functions of estimating, budgeting, contracting, scheduling, bidding, negotiating, purchasing, and value engineering. * Interface with architects, engineers, contractors, municipal officials, financial institutions and all others necessary for the implementation of design and construction. * Monitor project construction activities relating to scheduling, quality, costs, design and construction methodology as well as assist in the selection and recommendation of trades and purchase of major building materials/ components through the Construction Manager. * Provide input to the origination of development, construction, and design concepts during pre-development stages for future assigned projects. * Provide input into the process of selection of all design consultants and other professionals. * Support the Project Executive's efforts to motivate, direct, and manage the Construction Manager and construction team, including architects, engineers and the trades. * Support interface with clients and client consultants. * Develop relationships and coordinate with the Tishman Speyer (TS)Accounting, Property Management, Leasing, Finance, and Legal, Marketing, Asset Management, Acquisitions and Development departments. * Identify, evaluate, disseminate, and utilize new construction technology, in addition to providing leadership to the process of value engineering. Team Leader Specific: * Oversee a team of up to 3 staff members to include 2 project managers and 1 project coordinator * Control and monitor annual work for pipeline and report up to Managing Director weekly on workload, staff and projects. * Lead the team on all leasing efforts and work closely with leasing to provide proper budgets and schedules in an order to facilitate deals. * Lead the team on all property management interfacing. * Mentor project managers on team to ensure development of industry relationships, internal culture, and provide overall assistance with work flow development and training. What we look for: * 5 - 10 years of experience, with an emphasis on architectural or engineering design project management, ideally with a major architectural or engineering. * Undergraduate or graduate degree in Architecture, Civil Engineering, Mechanical Engineering or Construction Management. * Computer savvy, with the ability to quickly master software currently utilized by the company. * Experience with commercial ground-up development projects, fit-outs & renovations of existing structures. * Experience leading a team or staff of 1-10 persons * Ability to be "player/coach" and have capacity to run work while leading a team. * Deep familiarity and experience with the Chicago market strongly preferred. * Strong ability to create, implement, and monitor construction schedules and control systems, policies, procedures, systems and standards. * Ability to "think like an owner" and inspire the confidence of the TS executive management team. * "Hands-On" orientation with strong numerical and analytical skills. * Exceptional communication skills to provide clear direction. * Computer savvy, with the ability to quickly master software currently utilized by the company. * Ability to travel between floors and buildings in order to effectively communicate all project assignments.
