Job Responsibilities

As the Director of Design & Construction, you will directly manage Project Managers and the Director of Procurement who manages the Procurement department. The position is responsible for the overall direction, coordination, and evaluation of these units and subordinates along with the following duties:

  • Manage the design, architectural documentation, and construction phases of all new builds and major renovation projects.

  • Assist in preparing the financial and market feasibility analysis of projects.

  • Develop scopes of work, budgets and schedules for each project in collaboration with the executive team.

  • Interface with hotel brand companies ; negotiating renovation scopes of work and PIPs

  • Manage the Community Set Up, Quality Assurance, Construction Standards, and assist in the Architect selection process.

  • Supervise and review construction and/or renovation document drawings, checking plans for ADA, local, national, and industry code compliance.

  • Obtain project entitlements and/or permits, including meeting with local jurisdictions to negotiate any items.

  • Oversee negotiations for all contracts to include pre-construction estimates, bids, and RFP's. Compare proposals and formulate recommendations for development team, negotiating all final construction contracts.

  • Hire, oversee, and direct general contractors. Communicate effectively with contractors hired to complete various phases of construction or renovation.

  • Interview, hire, and train employees; plan, assign, and direct work; appraise performance; reward and discipline associates; address complaints and resolve problems.

  • Oversee and approve purchases of materials, equipment, and contracted services for each project.

  • Provide punch-lists and follow up to ensure proper completion of all construction phases.

  • Track project schedules, monitoring, and reporting on progress and delays.

  • Track, coordinate, and report the accuracy of all costs, managing each project from inception to completion against the budget.

  • Interface with architects, engineers, contractors or any other project consultant.

  • Coordinate and attend meetings with regulatory and public officials.

  • Identify potential project risks and develop mitigation strategies

  • Hold status meetings as needed with any and all sub-teams.

  • Assist in project level problem resolution

Requirements

We are looking for a self-motivated Director of Design & Construction with a strong work ethic and a drive to exceed expectations. It is also important that you have excellent communication, interpersonal and negotiation skills as well as the ability to establish rapport with vendors and colleagues.

Specific qualifications for the role include:

  • Ten years construction management experience; Bachelor's degree (B.A.) from four-year college or university; or equivalent combination of education and experience.

  • Advanced experience and knowledge of hotel and mixed-use construction estimating, means and methods, accounting, project management, and a thorough understanding of industry practices a plus.

  • Demonstrated ability to implement standardized budget and project management systems, personnel and practices.

  • A strong working knowledge of architectural assemblies, mechanical, electrical, and HVAC systems and components.

  • Detailed experience with construction work language and contract terms. Previous estimating experience.

  • Prior leadership experience, strong interpersonal and communication skills, problem solving, organizational and time management skills.

  • Proven track record of managing staff, contractors, and projects within time and budget constraints.

  • Proficiency with AutoCAD, Microsoft Project, and Microsoft Office applications. Experience with Primavera or Procor a plus

  • Ability to travel as needed.
