Summary Directs the operations of the maintenance department at Presbyterian SeniorCare Network to ensure orderly, safe conditions.# #### # Essential Duties and Responsibilities include the following:## Plans, coordinates, directs, prioritizes, schedules and oversees all activities and services within the Maintenance Department. # Establishes and administers policies and procedures for operations of the Maintenance Department. # Develops short term and long term goals for the Maintenance Department which support the organization#s strategic plan.# # Aspires for leadership excellence as exemplified by employee engagement, interdepartmental collaboration and promotion of a positive work environment. # Develops and monitors the department budget and ensures that the department is operating in the most cost effective manner.# # Assures that payroll records are accurate and submitted timely each pay period. # Demonstrates, understands and puts into practice a person centered philosophy as exceptional customer satisfaction.# # Assists to ensure that all interior and exterior areas within the buildings are kept attractive and meet accepted standards.# # Assures timely completion of all department tasks including the completion and follow through of resident work requests and preventative maintenance items. Monitors work completion through work order software program.# # Oversees the supervision of the day-to-day function of the Maintenance Department, assuring that staff-generated work orders are completed appropriately and in a timely manner. # Takes a leadership role in monitoring safety standards in the department and throughout the campus. Assures all works orders identified by the Safety Committee are completed in a timely manner. # Reviews and authorizes invoices for payment. # Identifies and negotiates to obtain qualified contractors/vendors to complete appropriate work on the communities# campuses.# ### # Coordinates special building projects as requested. # Directs and approves all departmental purchase as appropriate. Develops and recommends departmental operating budget and manage expenditures within approved budget. Capital approval, reporting, and monitoring must be in 100% compliance with Presbyterian SeniorCare Network policies and procedures. # Responds to staff issues, voice mail and email messages, memos, and written requests promptly. # Assures Life Safety standards are in compliance with state # federal agency requirements at the healthcare and personal care facilities. # Works to support completion of capital projects. # Coordinates a plan to proactively ensure buildings are maintained in optimal state (preventative maintenance, etc.) and identifies capital needs. # Coordinates emergency response plan within the campus and with the County and the fire department. Assures 24 hour emergency response for equipment, utilities, and fire safety related emergencies


Supervisory Responsibilities Manages employees in the Maintenance Department

Essential Duties and Responsibilities Observe mechanical/electrical devices such as pumps, engines, motors, entire systems, while operating and by troubleshooting, complex testing, or system testing be able to determine a malfunction and to correct the problem or have the problem corrected to assure operation of the equipment in a reliable manner. # Disassembles various equipment to determine feasibility of repair, make contact with manufacture if necessary, estimate repairs, prepare any requisitions for approval concerning repair, document repairs, and follow all regulatory demands involved with repairs in order to limit non-operational time and provide service to residents, visitors, and employees. # Demonstrates the ability to decide what tools are required to perform various tasks and assure their availability for pending tasks by pre-job conferences.# Isolate any equipment and notify any individual affected before repairs begin and when completed to allow as normal operation as possible for those concerned. # Determine plumbing problems and have ability to perform plumbing repairs including replacement of sinks, tubs, etc. and ability to read schematics to locate various valving and lines for shut off or re-routing to ensure least possible down time on this equipment. # Test and isolates any problems with the electrical systems.# Have knowledge of all major distribution panels, what is controlled and where their source of power is produced.# Demonstrate knowledge of any emergency system and transfer switch operation to ensure limited outages and inconvenience. # Assist in implementation and oversight of preventative maintenance program at each facility. # Assists, as needed other Maintenance Techs in other service areas. # Responds to emergency and non emergency calls throughout the divisions as set forth by present policy to promote safety and reliability to those situations.# This will include off hours and weekends as necessary. # Possesses knowledge on systems to isolate components of various systems such as heating, cooling, refrigeration, etc. and be able to identify those problems at least to the power source versus actual system problems to eliminate unneeded service calls and reduce down time. # Demonstrate ability to train others in system knowledge of their respective facilities and schedule work through these employees for training and sharing information. # Maintain the ability and schedule to test various fire system equipment such as smoke detectors pull stations, sprinkler systems including jockey pumps and complete any and all forms for required documentation. # The intent of this job description is to provide a representative summary of the major duties and responsibilities performed by incumbents of this job.# Incumbents may be required to perform job-related tasks, duties, and/or responsibilities other than those specifically presented in this description.
