Spectrum Brands utilizes a Shared Services model that enables resources to be leveraged across the organization. The Shared Services team is made up of information technology, human resources, indirect sourcing, finance & accounting professionals that support all business units. Shared services teams are headquartered in Middleton, Wisconsin but have members across the country.

Job Summary

The candidate should have broad subject matter expertise in global real estate portfolio management, including transactions, leasing, planning, finance/budgeting, property management, construction, project and risk management. The candidate must demonstrate the ability to influence, establish and sustain relationships at all levels within and outside the Spectrum Brands organization.

Spectrum Brands' worldwide Legal and Risk Mitigation team currently consists of more than 25 attorneys, paralegals, regulatory specialists, and associated staff located in the U.S., Europe, Latin America, and Asia. Spectrum Brands is a home essential company that currently produces products that fall into four Business Units: (i) pet care; (ii) home and garden; (iii) home and personal care appliances; and (iv) hardware and home improvement.

Primary Duties & Responsibilities

The Director, Global Real Estate will lead the development and implementation of Spectrum Brands' global real estate strategy in support of the Company's long-term business plans, with primary focus on:

  • Overseeing Spectrum Brands' global real estate portfolio, which will include the development and use of metrics and benchmarks to optimize footprint, trend and opportunity identification, and risk mitigation;

  • Developing and managing Spectrum Brands' global real estate capital and operating plans;

  • Overseeing lease management, including broker and third-party relationships, the negotiation of all lease transaction terms, and obtaining necessary approvals;

  • Preparing and implementing Spectrum Brands' future framework for integrated real estate and workplace services solution, which will include lease management, lease administration, property management, project management, and occupancy management;

  • Developing, updating, and implementing Spectrum Brands' portfolio strategic plan to enable long-term business success;

  • Optimizing the Company's real estate portfolio and footprint for greater flexibility, maximum value and lower operating costs;

  • Collaborating with the Legal and Risk Mitigation and Operations functions to ensure all related real property and risks and insurance are well managed;

  • Establishing, improving, and implementing common and systematic operating processes that rely on data, drive consistency and repeatability for all managed real estate functions;

  • Providing executive leadership visibility to portfolio decisions, including status and risks, through effective reporting and budget tracking;

  • Developing business cases and economic analyses to evaluate lease and planning alternatives and support recommendations for real estate decisions;

  • Working with partners to execute various short, mid and long-term initiatives and strategic plans;

  • When needed, leading location/site selection process to optimize commercial terms, talent availability and infrastructure/design; and

  • Supporting M&A and regulatory activities by completing due diligence and real estate integration activities.

Education and Experience Profile

  • 10+ years of experience with a company with multinational operations.

  • Bachelor's degree in real estate, business or related discipline.

  • Experience as a business partner to multiple executive and senior business leaders and operational divisions.

  • Ability to manage and delegate as necessary multiple high-priority matters and projects at once, on time, and in a cost-efficient manner.

  • Must be both a leader and individual contributor, with sound business judgment and professional maturity.

  • Ability to work independently, set priorities, meet deadlines, and resolve complex problems with a thorough understanding of business and legal environments.

  • Sufficient experience to successfully manage a caseload of various real estate matters with limited assistance.

  • Willingness to be flexible, adaptive, and able to operate in a dynamic, fast-paced environment.

  • Demonstrated ability to negotiate and implement real estate strategies to meet business goals.

  • Manage real estate matters in a manner that protects the Company's best interests, integrity, reputation, assets, officers, and employees, all while ensuring the company operates in compliance with all laws and regulations.

Operational Risk Business Oversight (ORBO) The ORBO team is responsible for aggregated business oversight and challenge of each front-line business unit within Wells Fargo. This team does targeted reviews of realized and emerging risks to identify opportunities to strengthen risk management practices related to controls. The team's mission is to drive improvement in operational risk management effectiveness and performance through comprehensive oversight of the front line, proactive independent risk reviews, and delivery of actionable Independent Risk Management (IRM) analytics and intelligence that support oversight and credible challenge activities. The Role This Operational Risk Business Oversight Sr. Officer is responsible for the independent oversight of front line operational risk management effectiveness of the Consumer Lending Real Estate businesses. This individual contributor is recognized as an industry or subject matter expert in operational risk. The role is expected to engage with senior business and risk leaders within the business to influence and challenge risk management activities and decisions. Operational risk is the risk resulting from inadequate or failed internal controls and processes, people, and systems, or resulting from external events. Operational risk is inherent in all Wells Fargo products and services as it often arises in the presence of other risk types. This role is responsible for developing, implementing, and monitoring risk-based programs to identify, assess, and mitigate any operational risk that arises from inadequate or failed internal processes, people, systems, or external events, while maintaining a balance between risk mitigation and operational efficiency. This role will support the Consumer Lending Real Estate Operational Risk Business Oversight Leader with all matters pertaining to operational risk and is considered a thought leader and subject matter expert for operational risk activities across this business grouping. In this capacity, this role reviews and challenges significant front line operational risk program execution, including, but not limited to, external fraud, information risk management, safety and physical security, transaction processing and execution, third-party risk management and various risk assessment policies and programs. This role will also develop detailed understanding of business strategy, the customer base, products and services, and other relevant industry issues, frameworks, and emerging risks.
