Under the direction of the Vice President of Construction, the Director of Construction provides support to the Development and Asset Management departments in the expansion, renovation and construction of existing and new development projects. Provides technical expertise to help coordinate the design process and manage the construction activities of all on-site activities. The Director of Construction acts as a resource by providing technical advice and direction as required by mall operations and tenant coordination. This position is also responsible for budget, quality control, and for maintaining the agreed upon schedule through collaboration with the project team. Participate in training and career development of assigned staff.
Plan and adhere to regularly scheduled meetings with the Vice President of Construction and attend department meetings when called by Vice President of Construction.
Submit monthly Project Status Reports and budget forecasts on time and offer assistance to the Construction Management staff for cutting costs and improving schedules.
Adhere to and follow all department policies and procedures.
Be proactive in working towards overall company and department goals and objectives.
Complete all annual performance goals established with supervisor.
Be proficient with Project Management and scheduling software.
Evaluate and monitor performance of Construction Managers.
Act as the team leader for the group and a resource to aligned team members in Asset Management and Development.
Prepare and submit Contract and Change Order requests and approve Applications for Payments submitted by outside vendors as well as review and approve commitment requests, payment applications and budgets.
Monitor and balance regional Construction Managers workloads and assignments, assist the Vice President of Construction in hiring/staffing needs.
Conducts monthly regional Construction Management Activity Report (CMAR) meetings and ensure reports and updates are distributed as required.
Manage monthly Construction Management workload schedules and monitor the construction activities for all assigned projects under his/her control.
Prepare, review and approve construction estimates.
Promote a "best practices" policy within the design and construction management group.
Encourage, promote, develop and support construction management talent and instill formal project management skills in all group members.
Provide technical expertise to mall operations and tenant coordination; meet with leasing staff as needed to present and review drafted lease agreements and construction plans.
Responsible for implementing and following all department policies and procedures established by the Senior Vice President of Construction and Design and the Vice President of Construction.
Other tasks or duties as assigned.
Bachelor's degree in Construction Management, Architecture or Engineering
7 years of demonstrated supervisory responsibilities over staff, budgets, and schedules.
Minimum 10 years experience in the management of construction projects; preferably in the Retail field
Proficient with Microsoft Project, Word, Excel
Understanding of building materials and budgets
Excellent project managment and organizational skills
Undersatnding of architectural design and documentation proces
Familiarity contracting with management and outside contractors
Ability to determine and recognize quality and work quickly to resolve problems
Engineering skills to determine good design practice
