Position Overview:

The successful candidate will be responsible for managing real estate asset investments through Section 42 (LIHTC) and other tax credit programs to optimize asset values and returns according to client objectives, understand all aspect of a property's investment strategy and pursue all available means to maximize cash flow and returns.

Job Description

Responsibilities:

  • Identify value creation opportunities and recommend action plans to senior management to achieve desired results.

  • Proactively identify and recommend potential variations from the business plan, including preparing written recommendations to present to senior management, Investment Committee, and investors.

  • Can provide the appropriate thought process and analysis for General Partner request. Includes; upsizing of perm debt, closing of additional bonds, negotiating, and purchasing additional credits, replacement of GP and PM firm entities and underwriting actual vs original operations.

  • Evaluate and recommend the selective disposition of assets to maximize the return on invested capital.

  • Understands and can use adjuster models, reforecast models, familiar with standard LPA language, familiar with debt instruments including Bond documents.

  • Coordinate and present annual operating budgets, including the cash management strategy.

  • Report on cash management and projected cash usage and distribution potential by reference to an annual actuals-to-budget template.

  • Actively tour portfolio assets as needed, providing feedback on material concerns.

  • Draft and manage proactive plan(s) for addressing any property added to the watch list.

  • Prepare and present analysis necessary for senior management to make informed business decisions.

  • Prepare and support preparation of required reporting materials for internal and external stakeholders, including preparing responses to investor inquiries for review and approval by senior management.

  • Assist the Acquisition Team with property review on front-end investment review.

  • Establish and maintain good working relationships with internal and external stakeholders and partners including operating partners, property managers, external service providers, portfolio management, acquisitions, accounting, reporting, and Environmental and Engineering.

  • Perform special projects, as assigned.

  • Will include the supervision of asset managers and real estate analysts team members.

Required Qualifications:

  • Bachelor's degree in commercial real estate, finance, or equivalent experience in asset management.

  • Eight years of LIHTC Asset Management and/or LIHTC real estate investment management experience.

  • Commercial experience and exposure to LIHTC multifamily.

  • Strong financial and cash flow analysis skills.

  • Understanding of commercial real estate fundamentals, investment, and market analysis.

  • Outstanding written and verbal communication skills.

  • Ability to work effectively in a team environment at all levels within the organization.

  • Proactive thinker with detail oriented and creative problem-solving approach.

  • Excellent organizational skills with attention to detail and accuracy.

Preferred Qualifications:

  • CCIM, CPM or MBA.

Job and compensation levels depend upon an applicant's qualifications including the extent of candidate's relevant experience and other job-related factors and will be determined by hiring supervisors/managers and HR.
