Summary: Oversees acquisition and development activities for a geographic area or new product ideas, including the study and evaluation of their potential and practicality, site acquisition, land use planning, construction, financing, and related activities. Coordinates the initial stages of new site or product development, as well as modifications or design changes in existing projects. This position will report to the Senior Managing Director and will collaborate with others within Legacy Partners.

Essential Duties and Responsibilities include the following. Other duties may be assigned:

  • Assist Top Executive with long-range plans to achieve growth and financial profitability through acquisitions, investments, and development.

  • May recommend deal structures or modifications as well as follow-up steps to maximize earning and cash flow.

  • Leads due diligence activities related to acquisitions including analysis of receivables, easements, zoning, land use and other local ordinances or regulations.

  • Performs analyses and assists in recommendations concerning the due diligence process and/or specific deals under review.

  • Coordinates the initial stages of project planning and development among marketing, leasing, finance, and engineering to ensure project success.

  • Assist with the work of architects and contractors and coordinates inspections and other required government approvals.

  • Create and grow relationships with brokers, landowners, consultants, and government leaders.

  • Build networking capabilities through attending and speaking at industry conferences and meeting others throughout the multifamily industry.

  • Underwrite and evaluate new acquisition and development opportunities.

  • Prepare and present investment opportunities to Investment Committee and potential capital partners.

  • Draft and submit Letters of Intent (LOI) for each deal and follow up with brokers and landowners as needed.

  • Understand market research and tour comparable properties and sites to gain market knowledge and intelligence.

  • Maintain database of land, rent and sales comparables and track deal specific premiums and amenities.

Education/Experience:

Undergraduate college degree in business administration, finance, accounting, or real estate is preferred; A minimum of 5 years residential real estate financial analysis experience preferred; education and related experience will be considered. Local geographical and market knowledge required.

Language Ability:

Ability to read and interpret contracts, agreements, reports, and accounting documents. Ability to write routine reports and correspondence. Good negotiating and organizational skills; ability to prioritize multiple tasks. Ability to speak effectively with managers and customers or employees of an organization. Must have strong written and verbal communication skills.

Math Ability:

Ability to calculate figures and amounts such as Fee calculations - management fees, developer fees, construction management fees, depreciation, proportions, percentages. Ability to apply concepts of basic math and algebra. Financial analysis and how to calculate and interpret return metrics (NOI, cap rate, IRR, NPV, levered vs unlevered returns, return on cost, residual value, etc.) is necessary. Expertise in budgeting, forecasting, development of monthly, quarterly, and annual reports, performance measurements, acquisition, divestiture proforma, and other accounting analysis as needed.

Reasoning Ability:

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form. Analytical/high attention to detail and organization.

Computer Skills:

Strong proven skills in Excel required including financial modeling, charts and reporting.

Strong PowerPoint and other graphics programs required.

Supervisory Responsibilities:

This job may require the supervision of multiple consultants to assure quality results in their work.
