The base salary range for this position is dependent upon experience and location, ranging from: $135,000 - $186,000

JOB SUMMARY:

Develop, implement and oversee Land Management services strategic plan in support of Avangrid's Networks business areas. Responsible for the life cycle of the real property from the acquisition to the disposal and management and administration of the real property portfolio and for our operating companies (UI, NYSEG, RGE, CMP, UWP and SCG). Drive the strategic optimization of the acquisition process to deliver top-tier internal customer satisfaction, while maximizing efficiencies and cost control on behalf of the business area. Sale of surplus portfolio following the regulatory and legal procedures. Manage the Distribution support service providing a high standard experience to the external customer.

ROLES AND RESPONSIBILITIES:

1.Develop, execute, and report on land management processes and procedures, i.e., acquisition, disposition, and management of real estate assets. Direct action in the following topics:

  • Lead, manage, motivate, and develop the team to ensure delivery of Operating Plan objectives and enhance performance in the delivery of a property portfolio while reducing risk and disruption to operational assets.

  • Set up strategic plans for Land Management functions and processes and coordinate with direct reports on the development its implementation.

  • Manage, coordinate, and effectively execute budget spend in accordance with the business needs, cost control, variance justifications and corrective actions as needed.

  • Identify resourcing needs, lead procurement process following internal and global processes.

  • Direct the analysis, selection, negotiation of all Avangrid Networks new asset acquisitions including transmission and substation projects.

  • Define and implement the necessary procedures to protect the property rights against encroachments. Monitor potential liabilities and coordinate with other business areas, including Legal and Security.

  • Direct the analysis, and marketing efforts of the disposal of surplus properties.

  • Urban planning and developments. Lead the effort to maximize the performance of Avangrid real estate assets.

  • Document management compliance. Implement the necessary actions to follow the record retention policies and the legal requirement, according to related legislation. Recording of property rights process.

  • Direct the coordination of all legal documents needed for all real estate transactions.

  • Develop, implement, and monitor Key Performance Indicators (KPIs) and metrics to track the department actions in alignment with the assigned Operating budget and Capital Investment (Capex) for other business areas.
    2.Develop creative Revenue initiates for the Land Management, i.e., mineral/timber rights sales and outdoor advertising.

3.Ensures compliance with local, state, and federal requirements, licensing laws regarding all Avangrid Land Management transactions as well as ensuring compliance of the internal regulation of Iberdrola Group.

4.Responsible for attracting, developing, and retaining talent across the team.

JOB REQUIREMENTS:

Skills/Abilities:

  • Data analytics and problem-solving abilities.

  • Proficient in MS Excel, PowerPoint, Word, and Outlook.

  • Ability to use and query SAP or other data management system query abilities.

  • GIS user level.

Education & Experience:

  • Bachelor's Degree in Land Management, Engineer, Financial or similar with a minimum of 10 years relevant experience in managing Land Management or Right of Way projects. Demonstrated experience overseeing external and internal resources, identifying, and managing project scope, budget control, creating and implementing local and global process standards and tools, training, and reporting.

  • Demonstrated experience Programs/Project Management skills required, PMP or equivalent Project Management certification preferred.
