The Property Development Specialist is responsible for supporting the Property Development department in a variety of capacities including project coordinator and execution, and workflow support throughout various phases of the project.

Responsibilities

  • Support Project Managers with deliverables, follow-up items, and other initiatives to keep projects progressing on time and within scope

  • Provide E-Builder support through integration efforts inside of development, assist with cost and budget tracking, maintain current project files, Workday support through creation of new projects and adding resources on Development Capital projects

  • Deliver contract compliance support by contract & MSA routing and ensure insurance requirements are met

  • Support Property Development during team meetings, optimize internal development staff interactions, assist Development Team in purchase order issuance for Development projects, Support Development team in general office support, assist with payment application tracking and process

  • Key contact for development monthly payables including submitting breakout payments to the contractors with multiple projects, and verifying all contractor documentation has been provided

  • Create and monitor Purchase Orders for Project Managers across all projects for non-contract materials and services needed include tracking and delivering PO copies to PM's as requested

  • Initiate contact with new suppliers to complete new vendor onboarding and provide continuous support through the various phases of the project

  • Communicates directly with contractors/designers vendors concerning project cost and billing questions

  • Responsible for monthly pay applications and invoicing

  • Partner with accounting to resolve invoice reconciliations as necessary and provide process improvement support

  • Work with Project Managers to submit and route change orders/add services as requested for projects

  • Maintain Certificate of Insurance tracking for compliance as well as ensure insurance requirements are met, file construction notices forwarded by legal/accounting and keep monthly invoices & pay apps updated to box for auditing purposes

Basic Qualifications

  • Bachelor's Degree or equivalent professional experience

  • Four or more years of relevant experience

  • Strong MS Office skills (Excel and others) and workflow tool (any vendor) experience

Preferred Qualifications

  • One or more years of experience working in a data center environment

Knowledge, Skills and Abilities

  • Excellent interpersonal skills with the ability to interface with all levels of the organization

  • Basic accounting understanding and applications

  • Contract management

  • Project budgeting

  • Meeting Coordinator
