Market Development Department

The Market Development (MD) team is responsible for 4 key functions within the North American business: 1) Market Strategy, 2) Site Selection & Acquisition, 3) New Site Development and 4) Preconstruction. The team drives the business plans and execution of our geographic and vertical market expansions across North America. We are at the front-end of the process of ensuring we have the critical capacity required to meet the evolving requirements of our wholesale and hyperscale customer base. We evaluate supply, demand, pricing, network, power, and a myriad of other factors when developing our market and site plans. We then acquire sites that align with those plans. The team collaborates with Commercial Management, Sales, Solution Engineering, Design Engineering, Construction, Operations, Finance, and Senior Management along the way. We also help ensure optimal revenue realization post-construction through development of commercial constructs and pricing that aligns to the objectives of both Vantage and our customers.

Position Overview

This role can be based in Ashburn, VA.

Vantage Data Centers is seeking a highly organized, self-starting, and proactive Development Coordinator to drive core project management and coordination efforts across a wide spectrum of projects within the New Site Development (NSD) and Utility Teams. This person will provide a key role in identifying and progressing data center developments from inception to construction shovel ready. This position will assist New Site Development Managers with site due diligence, concept/schematic design, entitlements/permitting, budget, and schedule for all new major projects and at the appropriate time transition them to the Construction Project Management Team for execution. The position will also play key role in supporting power planning, rate research, and utility coordination. Constant and effective communication with vendor partners and many internal departments is critical including: finance, policy, construction, legal, market development, engineering, operations, and more. Daily tasks include submittal management, change order management, meeting coordination, administration of project reports, contracts, site selection support, budgeting support, participation in design development, and transition of close-out documentation to construction.

Essential Job Functions

  • Take initiative on all functions and tasks. Ask questions, drive solutions, and follow-up.

  • Assist with vendor management including: onboarding, contracts, purchase order processing, invoice tracking, and closeout.

  • Management of project documentation, reports, budgets, schedules, and presentations.

  • Support New Site Development Managers and Utility team with all project related tasks and documentation.

  • Independently research and track utility rate and other information in support of power planning.

  • Track project progress and identify, documentation, and mitigate risks.

  • Communicate often with project stakeholders including clients, vendors, and internal teams.

  • At the appropriate time transition design and preconstruction packages to VDC Construction Project Managers for execution.

  • Additional duties as assigned by Management

Job Requirements

  • Bachelor of Science degree in business, construction, or related field preferred but not essential.

  • Construction and Project Management experience preferred but not required.

  • 3+ years of experience as a Project Coordinator in assisting or supervising projects of increasing complexity required.

  • Experience in CSA (civil, structural, architectural), MEP (mechanical, electrical, plumbing) construction management, or real estate development is a strong preference.

  • Contract preparation experience is preferred.

  • Data Center experience is a preferred.

  • GIS experience preferred.

  • Strong IT skills; ability to use multiple communication tools and packages, Advanced Excel knowledge essential.

  • Skilled at solving problems and dealing with a variety of options with limited information.

  • Strong organization skills with the capacity to handle multiple projects simultaneously, work well under pressure, and to prioritize work effort, all with minimal supervision.

  • Excellent relationship building skills.

  • Ability to work independently and as part of a team.

  • Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.

  • Successful candidate must be a team player able to work with a variety of people.

  • Preference for strong experience in Microsoft Office Suite, Smartsheet, ProCore, contract management softwares.

  • Expected travel is less than 5%
