Responsibilities:

The Development Associate will work closely on high profile developments with the Lead Developer and will interact regularly with corporate executives. Primary responsibilities include but are not limited to:

  • Manage complex underwriting models for large scale mixed use projects

  • Analyze and evaluate financial, operational and market data relating to project

  • Provide financial analysis to Developers from acquisitions through stabilization

  • Produce and maintain project reporting including: capital forecasts, project budgets and accounting

  • Prepare materials for internal and external presentations including but limited to: Investor Presentations, Internal Allocation Committee, Development Partners and potential tenants

  • Involvement in all aspects of the development process including but not limited to: acquisitions, entitlement, design, construction, marketing and leasing

  • Develop and implement cash flow analyses

  • Conduct underwriting for real estate acquisitions and redevelopments

  • Perform detailed property analyses, including market research and comparison

  • Research and document local and regional real estate market data relevant to specific investment opportunities or strategies

  • Position includes exposure to other areas of the company to include, but not limited to, retail leasing.

Requirements:

  • 4-year degree in business, finance, accounting, engineering or related field

  • 1-2 years of experience preferred

  • High Proficiency in Excel, Word, PowerPoint and Argus

  • Attention to detail; organized; able to manage multiple priorities

  • Financial statement analysis, commercial lease analysis, asset valuation and market due diligence knowledge

  • Strong leadership, teamwork and organizational skills; assertion, autonomy and initiative; flexibility in a growth organization; passion for real estate

As a member of the Process Analytics and Control team, this individual will also be a member of the industry leading continuous drug product manufacturing team supporting drug development programs at Vertex. The Process Analytics and Control team is responsible for the automated control strategy for drug product continuous manufacturing and the development/validation of PAT methods. Specifically, the role will focus on the implementation of the automated control strategy and the validation of Process Analytical Techniques (PAT) methods, automation, and data reporting. Key Responsibilities: * Supporting the development and validation of automation control software related to continuous manufacturing * Supporting the development and validation of automated data reporting related to continuous manufacturing * Supporting GMP continuous manufacture, including leading PAC activities in support of clinical and commercial manufacturing * Developing PAT methods (multivariate data analysis and spectroscopic methods) and data models to support unit manufacturing operations * Implementation of PAT methods/models for real time in-process controls and real time release testing Minimum Qualifications * Bachelor's degree in Chemistry, Chemical Engineering or Pharmaceutical Chemistry and 4+ years (Bachelors) or 0-2 years (Masters) relevant analytical experience * The ability to work successfully in both a team/matrix environment as well as independently is essential. * The ability to work in a fast pace environment, manage priorities, and maintain timelines for multiple projects is essential. * Understanding of NIR, Raman, particle size and other measurement techniques that are suitable for PAT and RTRT * Experience validating PAT automation control software is preferred * Experience with statistics, chemometrics, programming and data modeling packages such as Matlab, Unscrambler, Eigenvector PLS Toolbox, etc. is a plus but is not a requirement * Experience operating in a GMP environment is required * Experience with programming (SQL, .Net, XML, C#, etc.), automation, databases, configuring SQL reports is a plus but not a requirement Vertex Pharmaceuticals, Inc Boston MA
