Title: Development Analyst
Reports to: Development Director
Salary: $75,000 - $100,000, depending on experience
Position Summary:

The Development Analyst will work closely with the Development Director on the design, entitlement, and permitting processes for several multifamily development projects concurrently. This position will have significant exposure to working with both design and construction teams while also being focused on optimizing financial returns. The nature of real estate development is complex and problems are often ambiguous on finding the best path forward. Candidate should be a self-starter who has a strong desire to learn all aspects of real estate development. A successful Development Analyst is able to manage their time effectively, is detail oriented, a trustworthy team player, and takes pride in their work. In addition, this position needs to be accountable and attentive to provide excellent customer service skills when interacting with residents, associates and vendors.
Primary Responsibilities:
Create and maintain development financial proformas; This responsibility includes underwriting market rents & operating expenses as well as the preparation of construction & soft cost budgets
Assist in managing design consultants to effectively hit project timelines and objectives. Over time, the goal is become the primary point of contact on individual development projects
Assist in evaluating new potential development sites with a focus on both financial returns and real estate due diligence
Research current supply, demand, and development pipelines of target markets
Assist with the project positioning, branding, and product development including floor plans, specifications, and amenities
Prepare consultant contracts
Assist in solving zoning, land use, legal, environmental, infrastructure, traffic, utilities, earthwork, geotechnical, and construction-related issues confronting a proposed project
Actively participate in a positive team environment through teamwork, communication and excellence in service; communicate regularly with the Development Director and Weidner Senior Leadership Teams
Actively demonstrate the values of the Weidner Customer Service Vision to team members, associates and external customers
Qualifications:
Bachelor's Degree in Business, Architecture, Engineering, Real Estate, City Planning, or related field required
2 - 5 years of experience required
Analytical or development related experience at an institutional real estate company desired
A passion for multifamily real estate development and investment
Knowledge of land use regulations, zoning, and permitting processes is not required but is a plus
Excellent written and verbal communication skills
Strong analytical skills and the ability to develop and present complex financial and business concepts succinctly and accurately
A high level of integrity, professionalism, and attention to detail
A passion for city building and a commitment to creating positive change in local communities
Experienced in Microsoft products required (Word, Excel, PowerPoint and Outlook)

Valid and current driver's license, vehicle and vehicle insurance
Ability to travel as needed, up to 10% of the time
Ability to work 5 days a week in the Kirkland Home Office when not traveling
