Position Summary

Reporting directly to the Deputy Program Manager and working together with the Project Controls and Construction Management teams, this positions acts as an Owners Representative and oversees the complete design process of each of the projects within the bond program. This may include the pre-construction process of vetting design firms and the procurement of services. Throughout the development of the project, all aspects of the design are reviewed and returned for correction as needed. This position works directly with both the client and the design firm(s).

  • Responsible for overall project design delivery (cost, schedule, quality, information, contracts) on multiple project assignments

  • Manage project development from programming through completion in accordance with program objectives

  • Manages all budgets, schedules, scope development, design contracts, and documents for assigned projects

  • Manages the review and approval process for consultant invoices and additional services requests and coordinates with Control Manager for proper posting in reporting program

  • Attends assigned meetings to cover design progress meetings

  • Provides value engineering and constructability insights as required

  • Resolves complex issues, disputes, and disagreements.

  • This positions has supervisory responsibilities

  • Bachelors of Science/Arts degree in Architecture or Engineering is preferred. Bachelors in related field such as construction management, architecture, engineering is required.

  • A Certificate of Registration as an Architect or Professional Engineer is preferred

  • 10 or more years of experience is required

  • Experience as a Design Team Leader is required

  • Experience in the planning and coordination of capital projects that included the overall design, contract administration, cost estimating, and scheduling activities is required

  • Strong working knowledge in design and construction, building systems/components and technology, contract management, project delivery methods, environmental and LEED applications, team building and client relationship building preferred

Essential Functions:

Intermittent sitting, walking, standing, bending, squatting, climbing, kneeling, twisting, and lifting. Lifting requirements limited to 20 lbs. in the form of supplies, drawings, etc. Longest distance carried of 50 feet. Hand manipulation is required for simple grasping, pushing and pulling, and fine manipulation. Right and/or left hands utilized. Occasional need to reach and/or work above the shoulder, for supplies, as well as below the shoulder for same. No foot controls necessary. Must be alert to equipment in the field, there will be occasional travel, will work near construction job site equipment when in the field, occasional need to work near hazardous equipment and machinery, occasional need to walk on uneven ground, exposure to dust, gas or fumes, exposure to noise, extremes in temperature or humidity, and potential work at heights.

Duties and Responsibilities * First point of contacts for reps. Help vet projects for viability. * Leads qualification and discovery process for Skyways projects to increase the close ratio, specifically for the larger strategic projects. * Primary liaison with sales professionals in the territory to understand the characteristics of the customer and the project. * Steer projects to meet our capabilities, capacity, and abilities of the rep and the rep organization. * Develop and mentor rep organizations and sales professionals in the process of Skyway's products and sales. * Partner with rep channel or spearhead independently in unique situations to present sales presentations and proposals to potential customers, highlighting the design of shade * Stay current on competition, market and regional trends, customer needs, localized economic and demographic factors and adjust sales strategies to address these needs * Work closely with LSI Regional Sales Managers to facilitate shade sales * Assist the RSM's as they develop their project pipeline and sales forecasts * Bring more technical education to the channel as well as facilitating water tours and rep training * Work with team to assign designer and team member resources to the project/rep. Collaborate/provide direction to presale designers. * Identify trends in the market, areas of opportunity for filling gaps in our product line and bringing insight to product teams * For larger strategic (and or Custom) projects oversee the project from sales through the order * Ensure the right sales tools are in place * Sales Reporting - identify new product sales, turn times, quote volume, data input * Provide leadership and employee development; Manage performance through coaching and, if necessary, corrective action Attributes * Excellent people, communication and organizational skills * Facilitate technical discussion through the sales process. * Ability to flex priorities and set clear expectations * Develop and nurture a sales and design team Qualifications * Minimum 3 years consultative sales experience for long term sales cycle industry * Bachelor's degree from an accredited college in business, engineering, design or related course work/education * Strong presentation, communication, and collaboration skills * Understanding and experience overseeing large scale projects * Experience working with sales rep organizations (preferred) * Able to travel up to 25% of the time * Proficiency on MS Office applications * Experience with AutoCAD, 3DsMax and InDesign preferred Landscape Structures Dallas TX
