Responsible for supporting real estate transactions by handling a variety of standard title curative functions to help facilitate a timely and effective closing process. Utilizes basic knowledge of national originations title curative resolution and established title industry methods to resolve standard title curative discrepancies, with direct oversight and according to internal and/or client guidelines. Demonstrates basic technical aptitude and knowledge of systems and tools. Accountable for effectively managing pipeline to ensure expected production levels and delivery standards are met and exceeded with accuracy, professionalism and a high level of customer service.

Job Duties:

Performs title curative functions for standard originations curative issues including: mortgage and judgment liens, vesting, surveys and HOA statements

Reviews and performs standard or minimal Manufactured Housing requirements and issue resolution

Performs necessary steps to resolve title curative discrepancies effectively and within established delivery timeframe

Works in multiple systems and insert all applicable data into the various databases

Ability to determine issues that should be escalated

Adheres to any changes made to the flow process as implemented based on the internal and/or Client's request

Participates in team meetings to gain knowledge of business updates, operational issues and Servicer needs

Follows and may recommend best practices that contributes to the team environment

Reviews title commitments and title searches to validate title curative actions

Follows best course of action with the anticipated timelines required to cure the file

Escalate opportunities to mitigate losses or otherwise settle

Researches and obtains payoffs for open liens and judgments

Obtains, reviews and clears all title requirements including Condo or Homeowners Association Statements

Prioritizes and performs daily pipeline management routines to achieve established SLA's

Performs additional fulfillment duties as directed by manager

Adheres to any changes made to the flow process as implemented based on the internal and/or Client's request

Participates in team meetings to gain knowledge of business updates, operational issues and Servicer needs

Follows and may recommend best practices that contributes to the team environment

Reviews title commitments and title searches to validate title curative actions

Ability to review and understand a title report and title search package.

Knowledge of different variations of title vesting, ( i.e. individually, joint tenants, Trust, LLC.).

  • Develops basic skills to perform repetitive, routine activities

  • Must know steps that are needed to clear vesting items as well as different types of liens showing on title.

  • Must have professional phone edict to order payoff demands, correspond with lenders and borrowers

  • Must have good computer skills and be able to work in outlook as well as internal application.

  • Must be able to manage to heavy email volume.

  • Follows clearly defined procedures to complete duties

  • Works under direct supervision with little autonomy

  • Understands how assigned duties integrate within own team

  • Has no supervisory responsibilities; focuses on developing own skills

  • Impacts the accuracy and efficiency of own work

  • Uses existing procedures to solve straightforward problems with little or no opportunity to exercise discretion

  • Uses basic communication skills and common courtesy

  • High school diploma required; Bachelor's preferred

  • Typically requires 0-2 years of related work experience

Centralized Title Services provides nationwide title, closing and settlement solutions for mortgage lenders. Matches deep industry knowledge and expertise with advanced technology to offer a full suite of services that can be designed to meet customer's specific requirements. CTS Originations Operations supports real estate closing transactions by preparing documents for signing, performing compliance review of critical to disbursement documents and resolution of complex document defects. Responsible for supporting real estate closing transactions by providing a high level of customer service and proactive communication with both internal and external customers including lenders, borrowers, notaries, vendors, attorneys and county offices. Utilizes working knowledge and expertise of mortgage loan documents and recording requirements at the various counties nationwide. Demonstrates basic technical aptitude and knowledge of systems and tools. Accountable for meeting hourly SLAs and time-sensitive production goals with accuracy and professionalism. Resolves closing issues that may impact signing and funding dates. * Compiles documents for closing package including preparation of Stewart Title documents, ATLA Settlement Statement, gathering of state specific forms, tax information and order payoffs * Identifies and resolves basic informational or clerical errors related to vesting, loan amount, payoff and taxes in a timely manner * Reviews loan documents for accuracy and completion to ensure CD balances with ALTA; follows up with lender if ATLA modifications are required * Calculates title fees, transfer taxes, recording fees and payoffs; identifies and escalates incorrect monetary amounts related to title premium discounts, payoffs and recording fees * May follow up with lender to requests missing documents or information * Responds to lender closing inquiries via inbox and/or integration system * Utilizes multiple sources including websites, government offices and/or other financial institutions to research, analyze and resolve basic issues * Performs daily pipeline management routines required to meet established SLA's * Performs other duties as assigned by management * Requires working knowledge and established skills to perform day-to-day activities * Works under general supervision with limited ability to modify approach * Understands how assigned duties relate to others within the team and how the team integrates with related teams * Has no supervisory responsibilities; manages own workload * Impacts own team through the quality of the support provided * Recognizes and solves typical problems * Selects solution from established options * Communicates moderately complex information in routine situations, typically within own team * High school diploma required; Bachelor's preferred * Typically requires 2 years of related work experience Stewart.
