Purpose Statement: Maintain critical mechanical, electrical, and control systems in a critical environment facility

This person will be responsible for:

RESPONSIBILITIES

Customer Service

  • Maintain a positive and professional working relationship with internal and external clients.

  • Respond to customer service requests in a timely manner.

  • Respond to emergency calls.

Maintain Data Center Systems

  • Performs maintenance to ensure the highest level of efficiency without disruption to the business.

  • Perform routine maintenance tasks in accordance with BGIS Safety Policy and Procedures.

  • Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions.

  • Troubleshoot, evaluate and recommend system upgrades.

  • Order parts and supplies for maintenance and repairs.

  • Solicit proposals for outsourced work.

  • Work with vendors and contractors to ensure their work meets BGIS and Client standards.

  • Accurate and timely completion of work order requests.

  • Escalate issues to Critical Environment Facility Manager as needed.

  • Other duties as assigned.

REQUIRED EDUCATION, KNOWLEDGE, and ABILITIES

  • Must demonstrate a working knowledge of mechanical, electrical, and life safety systems typically used in critical environments.

  • High school diploma or equivalent or equivalent work experience required.

  • 1-year experience in a Critical Environment required.

  • Working knowledge of Microsoft Office Suite - Word, Excel, Outlook.

Physical Demands and Work Environment

  • Physical ability to walk job sites on uneven terrain.

  • Provide personal transportation for meetings and job visits away from the office; reimbursed.

  • Ability to work at heights and from ladders.

  • Ability to regularly walk, use hands and fingers, handle or feel, reach with hands and arms, stoop, kneel, crouch or crawl.

  • Regularly lift and/or move up to 75 pounds.

  • Respond to off-hour emergency calls.

The work is performed under direct supervision of the Airport Facilities Manager, but considerable leeway is granted for the exercise of independent judgment and initiative. Supervision is exercised over the work of all levels of building engineer division employees. The nature of the work performed requires that an employee in this class establish and maintain effective working relationships with other Airport employees, outside contractors, airport tenants, and the general public. </p><p><strong>Requirements</strong></p><p>Principal functions of an employee in this class are to:</p> <ul> <li>Supervises, plans, and organizes the work of building engineers. </li> <li>Oversees contracted janitorial services.</li> <li>Coordinates the work of outside contractors, service providers, and vendors.</li> <li>Writes bid specifications for purchase of supplies, materials, and equipment;</li> <li>Maintains inventories of supplies and equipment used in building maintenance programs and operations.</li> <li>Writes “scope of work” requirements for vendor and service contracts.</li> <li>Operates a computerized maintenance management system (CMMS) for tracking work orders, spare parts, and maintenance histories.</li> <li>Oversees &amp; performs the maintenance and operation of Airport water retention systems as directed.</li> <li>Responds to tenant requests for service and repair of building systems. </li> <li>Initiates, implements, and manages plant maintenance programs based on best practices, with an emphasis on planning and scheduling preventative and/or predictive maintenance. </li> <li>Oversees OSHA, health, and safety training and education for facilities maintenance department. </li> <li>Maintains and updates SMS Right to Know information along with lock out/tag out program.</li> <li>Supervises and performs terminal area snow removal operations. </li> <li>Supervises &amp; performs the firing of boilers and oper­ates and maintains building, ventilating and air conditioning systems and auxili­ary equipment.</li> <li>Observes meters and gauges and adjusts and repairs equipment.</li> <li>Regulates fuel and water consumption and tests and treats water. </li> <li>Records data concerning operating hours, temperatures, pressure and fuel consumption and maintains operating log.</li> <li>Maintains general cleanliness of plant.</li> <li>Makes repairs and performs preventive maintenance on a variety of building equipment and systems.</li> <li>Repairs and replaces plumbing fixtures including stools, urinals, faucet traps, and hot water heaters.</li> <li>Assists in making electrical repairs.</li> <li>Assists in preventive maintenance and repairs of jetway bridge systems and bag belt systems.</li> <li>Performs all building engineer duties/responsibilities as required.</li> <li>Performs related work as required.</li> </ul> <p></p> <p><strong>Required Knowledge, Skills and Abilities:</strong></p> <ul> <li>In depth knowledge of building maintenance operations and procedures.</li> <li>In depth knowledge of electrical, water, and HVAC systems.</li> <li>Thorough knowledge of standard maintenance safety standards.</li> <li>Ability to operate a personal computer using standard or customized software applications. </li> <li>Knowledge of the methods, materials, and equipment used in servicing and repairing heating and cooling and auxiliary equipment.</li> <li>Ability to interpret and work from sketches, drawings, plans and blueprints.</li> </ul> <ul> <li>Ability to exercise independent judgment in determining operating conditions, making repairs and meeting emergency situations.</li> <li>Ability to direct semi-skilled and skilled subordinates in building maintenance and repair work.</li> </ul> <p></p> <p><strong>Acceptable Experience, Training and Other Qualifications:</strong></p> <p></p> <ul> <li>Graduation from an accredited college or university with an Associate's Degree in facilities maintenance, mechanical engineering technology, or related field and 5 years experience maintaining building facilities;
