HP's Corporate Real Estate and Workplace Services (CREWS) group is seeking a Director of Portfolio Planning to oversee our 22Msf global real estate portfolio.

Role Overview

The HP Inc. Director of Portfolio Planning leads the development and implementation of real estate portfolio plans to ensure the ongoing availability of functionally appropriate and cost-effective real estate solutions for HP businesses and functions globally. The Director will oversee a team of Portfolio Managers along with external service providers responsible for strategy development, location selection, capacity planning, financial analysis, transaction management and project delivery specification. This is a key role to driving the company's long-term real estate strategy, and will help drive efficiencies for the entire real estate footprint for HP. The role will also work very closely with Real Estate leadership and HP executives to enable successful execution against business strategies. The HP Inc. real estate portfolio is comprised of a complex mix of both owned and leased facilities including offices, R&D labs, customer hosting, call center, and manufacturing sites across approximately 200 sites in more than 60 countries. It encompasses 22 million square feet globally, housing about 64,000 employees and contractors.

Key Responsibilities

  • Lead a team of Regional Portfolio Managers (covering AMS, EMEA, APJ) and Service Provider/Partner(s) responsible for development and implementation of regional and local real estate Plans-of-Record, including but not limited to capacity planning and optimization efforts, transaction specification development, project definition (charters, scopes-of-work) and workforce and workforce impact assessments.

  • Oversee organizational planning processes and platforms to ensure consistent and effective engagements with Business Unit Leadership and HR / Workforce Planning partners for identification and prioritization of real estate needs, drivers, and demands.

  • Provide guidance for and oversight of business case development to outline supply scenario options and guide executive-level decision making using financial and non-financial information and performance metrics.

  • Establish and manage a pool of external partners to provide local turnkey solution offerings under consistent protocols and cost structures.

  • Conduct periodic pipeline reviews (capacity, transactions, projects) with Stakeholder and Partners to ensure organizational awareness and alignment for portfolio changes and progress-against-plans.

  • Conduct periodic external benchmarking assessments to identify opportunities and inform decision-making about HP portfolio and planning processes.

  • Manage Service Provider performance through use of SLAs and KPIs.

  • Oversee purchase, sale or lease agreement negotiations conducted by Transaction Managers, Legal, Tax, and Treasury.

  • Ensure compliance with corporate policies in work activities, such as identifying and mitigating potential conflicts of interest and adhering to any governmental or jurisdictional agency requirements or processes.

Candidate Overview

  • 15+ years corporate real estate experience, with at least five years in role(s) related to strategic planning, location analysis and/or global portfolio management for a large international/multi-national organization.

  • Strong functional knowledge of transaction management, financial analysis, project planning and execution, and supplier management. Experience with workforce planning and/or alternative work environments highly desirable.

  • Experience driving enterprise-wide change initiatives in a matrix reporting structure with multiple business lines across multiple regions.

  • Capable of balancing critical thinking skills with an action orientation, continually adjusting to identify optimal paths for a given circumstance.

  • Highly collaborative, with capacity to build strong individual and team relationships in a distributed and diverse work environment.

  • Bachelor's degree in Business, Architecture, Engineering or related field; Master's Degree preferred.

  • Role can be based in the Vancouver, WA; Houston, TX or Fort Collins, CO markets. Up to 20% travel expected, including some international.
